Moon Valley Real Estate Market Trends This is the Moon Valley Real Estate Trends Report for April 2015 Active listings count as of April  2015 Moon Valley Real Estate Trends. Active Listings as of April 2015- Normal 234, Short 6, REO 5, Hud 0. In April 2014 there were 314 Active Listings.That is a 28.16% drop in Active Listing between last year and this year - which is significant. A drop in active listing counts can lead to an increase in competition between buyers (multiple bids) and sales prices most likely will rise. We'll see how this 'shakes' out the next few months. Typically home buyers want to be settled into their new homes before the new school year begins so it should be a pretty active couple of months for home sales. Sales per Month as of April 2015 Moon Valley AZ Real Estate Market Trends. Sales per month as of April 2015- Normal 100, Short Sales 2, REO 7, HUD 0. Home sales have dropped since April 2014 from 123 to 109 total. This is a decrease of 12.84%.  Don't let this scare you! Just because there were fewer sales in April doesn't mean the market is going down, far from it. There are not as many listings therefore not as many buyers can find the home they want and need. It takes a little longer to find the 'right' home for each buyer. Patience is key.  Price per square foot as of April 2015 Moon Valley Real Estate Trends. Price Per Square foot was $125.81 April 2015.  In April of 2014, price per square foot rose to $123.77. Is This Listing Available? Any Offers? The Phoenix real estate market is still hot in some segments.  I always contact the listing agents before showing a home just to be sure it's available and that there are no offers on the table.  If there are offers on the table, some clients are fine with  looking at the home and putting their hat in the ring. Other clients want nothing to do with what they call a 'bidding war' and we go on to the next home. Today while working on showings for the next few days I got a number of return calls and emails from agents.  I like to plan a head (if possible) because sometimes it takes agents a little longer to return my call/email/text.  I started thinking  about 'how' the agents  were responded to my showing requests.  What do I mean by that?  It means, were they friendly, helpful, excited about the listing I wanted to show? Or were they just so so, blah blah or maybe had  a don't bother me response? Pleasantly all the agents were friendly and helpful and got to back to me in  timely fashion. The most intersting response got my attention like that - BAM! I knew I had to share it...... How do we answer requests from other agents?  Are we upbeat and friendly? Or have we gotten a little stale over the years? I'd say this agent has some spark and is engaging in a different kind of way - which is good! Actually it's GREAT! My first impression is that this guy would be good to work with on a cross sale should my  clients chose this home. And isn't that what we want to happen?  Of course it is! We want other agents to be knocking down our doors to show and sell our listings! Question: Karl do you have any offers on this one?  I’ll be showing it Thursday afternoon.
