Ladner is a great community, and its no surprise that the home sales market is active here. But whether you're looking to buy or sell a home in Ladner, you have to pay attention to what the market is doing and how it's going to affect you and your goals. That's why we're always committed to provide you with the best and most up-to-date information and analysis, so you can make the best choices.   In December of 2012, a total of seven homes were sold in Ladner, out of a total stock of 42 on the market. This means the market is relatively balanced for buyers and sellers – home sales are relatively average for this time of year, but the total inventory is rather low. However, this doesn't mean either buyers or sellers should be nervous about the market. Rather, there is a lot of good news ...

Find Your New Home in Charming Ladner   Quaint, quiet, and charismatic aren't words you normally toss around for fishing villages. Yet that's exactly what you'll find in Ladner, a delightful village just south of Richmond. With its busy harbor and rustic charm, Ladner could be just what you're looking for in a South Delta home.   Ladner has been around for just about 140 years, with the village tracing its roots back to William and Thomas Ladner, who settled on the banks of the Fraser in 1868. In 1873 they built their first wharf there which became known as Ladner's Landing, and by 1879 the town had incorporated with other small communities to form the municipality of Delta. Since then, the town has been a dynamic part of the Vancouver community and one of the most popular areas to live...

Match Maker, Match Maker - Active Rain - You Sent Me A Match Ring***Ring***Ring "Hello, this is Sally speaking, Exit Stage Right", said in a cheery voice, of course! "Hi Sally, this is Wendy Betts, I'm a Realtor® with Remax in South Delta..."  Before Wendy could say anymore, I cried "Wendy, I know exactly who you are - I've seen your posts on Active Rain"!  Chit chat and banter about the joys of Active Rain ensued.  Wendy went on to mention that she had a vacant property in Ladner, a seaside community, that needed staging.  She had seen photos of my work through my posts on Active Rain and wondered if I'd be interested in helping her out.  Ladner is about an hour away from where I live on the North Shore, but I collaborate from time to time with another very talented stager, Wendy Casey...

An unidentified buyer yesterday [June 12, 2009] paid $300,000 for a private parking space in the Back Bay Area of Boston, making it the most expensive parking space, according to Listing Information Network, which tracks the city's Real Estate market. The Agent who brokered the deal, said several residents at 48 Commonwealth Ave. engaged in a bidding war over the space, driving the asking price of $250,000 up to the record-breaking $300,000. The winning bidder did not want to be identified. The price is more than what many people pay for a house in the US, but prime parking spaces near the Public Garden in Boston seem to be in short supply. "There are only so many parking spaces in the city. And in this part, there's very few." - said the Agent. In the last year, parking spaces in the B...

A Disappointed SellerMany home Sellers are disappointed by the first offer they receive. As an example, when your Agent calls to say that he has an offer on your home, your adrenaline might start flowing profusely. You get really excited, but your happy bubble bursts when you are presented with the contract. "It's just not enough!" The Buyers asked for your brand new washer and dryer, and they also want to postpone the closing for another three months. You don't see how this could work... Before rejecting any offer on your property - consider making a counter offer. Rarely does an offer look the way it would if you had written it yourself. Consider the good and bad points of the offer, and work with the two agents to find a middle ground that both, you and the Buyers can live with. You ...

Fixed rates are on the way up; it's time to get locked in.   With mortgage rates at "emergency" levels - low rates not seen by your parents and possibly even your grandparents - chances are you've considered breaking your current mortgage and renewing now before rates start to rise. Perhaps you want to free up cash for such things as renovations, travel or putting towards your children's education? Or maybe you want to pay down debt or pay your mortgage off faster? If you've thought about breaking your mortgage and taking advantage of these historically low rates, feel free to give me a call to discuss your options. In some cases, the penalty can be quite substantial if you aren't very far into your mortgage term, but we can determine if breaking your mortgage now will benefit you long ...

There are many companies / brands / products whose names were derived from strange circumstances.     Adobe This came from name of the river Adobe Creek that ran behind the house of founder John Warnock.   Apple Computers It was the favourite fruit of founder Steve Jobs...He was three months late in filing a name for the business, and he threatened to call his company Apple Computers if the other colleagues didn't suggest a better name by 5 O'clock.   CISCO It's not an acronym as popularly believed. It is short for San Francisco. Compaq This name was formed by using Comp, for computer, and PAQ to denote a small integral object.   Corel The name was derived from the founder's name Dr. Michael Copland. It stands for Copland Research Laboratory. Google The name started as a joke boasting a...

A Real Estate agent has shown you a house that you like a lot. There is only one problem-the price seems too high. In a situation like this, you can still make an offer that you feel is appropriate. The Real Estate agent cannot tell you how much to offer, but he or she can give you information about the selling prices of similar homes in the area. The agent will present your offer to the sellers. They have three choices-they can accept, reject, or counter your offer. If the house is a new listing, or if your offer is very low, they may decide to hold out for something better. Sellers frequently build a little negotiating room into their asking price. Prices that are not negotiable at the beginning of a listing period may become flexible as time goes on. If you want to test the sellers' f...

Spanish Real Estate agents are offering couples ever more unusual deals in an attempt to kick-start the country's housing market. The latest offer from a developer in the Huelva Province in South Western Spain promises a free divorce lawyer to couples who buy one of their three bedroom houses for 68,000- Euros [approx. $108,000- CAN]. This offer, coming from Geimsa Realtors hopes to capitalise on the number of married couples delaying divorce proceedings because they cannot afford to set up new homes in the current economic climate. "A divorce is very expensive," said Vanesa Contioso of Geimsa Realtors. "So we are offering new clients the free use of our Lawyers to handle the process." The initiative follows a 100,000- Euros [approx. $158,000- CAN] offer by the same company of a brand n...

Finding a tenant who won't let you down can require a blend of knowledge, intuition, and a little help from the professionals...Few landlords now accept anyone on face value. Worried about landing themselves with "tenants from hell" most landlords screen and verify prospects' details. It is vital to find out if applicants are who they claim to be, can afford the rent and won't turn your house into the headquarters of a satanic cult, but before you call in the experts, you can start the filtering process yourself. So here's a step by step guide to finding the right tenant - everything from getting the initial ad right and conducting viewings to using professional checking services. Step #1. The Newspaper/Internet Ad As long as it is clearly targeted at the right audience, your ad should...

There's a whole generation now that has grown up using computers and surfing the Internet.  For them, communicating, browsing and shopping online are really second nature, so it seems natural that more and more are searching for homes on the web, and even listing their homes for sale on the Internet. Of course the "World Wide Web" is a powerful tool for both Buyers and Sellers, and that's why many Real Estate agents market their services and listings online.  [You're looking at one! J]Take special care not to eliminate the "middle man" from your next Real Estate transaction. Buying a home is not as simple as browsing eBay and clicking "Buy It Now!"  Selling a home can be even more complicated.  Even the most technically savvy computer user can list their home online at a number of "For ...

If you're staging your home for sale, don't neglect your garden. If you are preparing to put your home on the market, that means that you not only have to stage your home's interior to impress potential buyers, but you have to spruce up your yard, too. Although many sellers in today's market hope that a drift of daffodils will clinch a deal, in truth, plants can hurt a home's curb appeal as much as they can help it. For instance, a drift of wild, weedy onions hidden in the grass can make a newly mowed lawn smell like a gas station restroom; trees planted too close to a house mask its best features and conjure alarming visions of weekends on a rickety ladder, cleaning gutters. Baby the lawn. Find a high-quality weed killer with lots of micronutrients as well as nitrogen, phosphorus and p...

What pops in your mind when you think of any Real Estate contract or transaction?  The price, right?  It's the critical term, but far from being the only important factor to be considered by Buyers or Sellers.  There are costs, finances, and consequences to consider. Typical costs include commissions, inspections, and legal fees. And so on.  Your Realtor should firmly negotiate and explain who pays for what. Also pay close attention to conveyances of personal property, such as some appliances, lighting or window treatments, or furnishing.  Avoid argument and further negotiation by assuring there is zero confusion about what is included in the sale price. Another factor that should be clearly spelled out is the consequences of a breach in contract by either side.  This is a binding legal ...

WHY BUYING A HOME IS A GOOD IDEA The Best Investment As a fairly general rule, homes appreciate about four or five percent a year. Some years will be more, some less. The figure will vary from neighbourhood to neighbourhood. Ladner is not White Rock and Cloverdale is not Queensborough. Five percent may not seem like that much at first. Stocks, at times J, appreciate much more, and it appears you could easily earn over the same return with a very safe investment in treasury bills or bonds. However, if you take a second look... Presumably, if you bought a $200,000- condo, you did not pay cash for the home. You got a mortgage, too. Suppose you put as much as twenty percent down - that would be an initial "investment" of $40,000-. At an appreciation rate of 5% annually, a $200,000- home wou...

As you prepare to list your home "For Sale", you'll need to determine how to set your asking price.  You may come across the idea of "Comparative Market Analysis" [CMA], which is used as a tool for evaluating the perceived market value of your home.  However, as a seller, you should think of that informal appraisal more as a COMPETITIVE Market Analysis. Why?  Because comparisons can be very subjective, and while buyers may "compare" several homes, sellers must "compete" against other properties.  No matter how unique you believe your home to be, it doesn't really matter how it compares to others until you have priced it to compete successfully against them.In today's real estate market, past sales may not necessarily reflect the present reality.  Similar listings compete by asking the lo...

Due to the grand scale of this job I have had to narrow down quite a few of our Before and After photo's. I didn't think it was fair to pile all the pictures into one blog and have my readers scrolling down for an eternity! So here is part two. If you missed the first part of the story and the reveal please click on this link and read the part one first, How Celebrate Staging Led A Vancouver Thoroughbred Farm to the Winner's Circle While the second level bedrooms and bathrooms received a huge transformation the main level really was my favorite. The formal living room was Pepto Bismol Pink and the huge marble fireplace stuck out like a big sore thumb. The oak floors and columns were beautiful, they could have used a bit of refinishing as could the floor but not having the budget to do s...

With Home Staging becoming more and more main stream I am noticing that what sets good Home Staging's apart from Fantastic Home Staging's is the attention paid to detail. Often times when working with a home we can get a bit complacent about how far the staging should go. Stager's may ask themselves, should this wall be painted, should this light fixture be changed, would a wrecking ball help, .. ok maybe not the last one, but if we choose to accept certain limitations of a space what is the point of staging it?! Case in point... Celebrate Staging was called in to quote a beautiful Rancher in Ladner. The home had a little bit of remodeling and painting done but the Realtor felt very strongly about the home being shown staged, so much so that the seller had no choice in the matter. In fa...
