Then the lender said, "we don't do self-help". How can we still get the 203k accomplished? Let's hear from you on this if you have run into this issue in the past and share how you handled it? We have completed a few with multiple contractors on the same job and they were all nightmares. We don't recommend that you do this. The big thing is that no contractor wants to be on the job with another contractor due to the liability issue. I thought I had seen it all when we opened a wall to find pallets used as the wall framing in a house in Gerneville, well we just saw another one with unique construction that has the 2 x 4" studs turned sideways making the wall cavity only about 1.5" thick. While FHA does have one of the lowest down payments in the industry it comes at a price. There is up front and monthly PMI or Private mortgage insurance that stays with the loan for quite a while.Many are getting into homes with that 3.5% down payment only to find the PMI is eating them alive. Last I checked there is up front PMI that can be rolled into the loan, and monthly PMI was .85%, sounds innocent enough but on a $636,000 mortgage amount that might mean an additional $450 per month and that can be an alligator.
