Realtors are still looking for more inventory.  The number of properties on the market is 45 as of today, May 20, 2013.  Pending activity has stabilizied which is continuing the trend for active properties to quickly go to pending.

 

 

This trend is making the market particularly difficult for first-time home buyers.  Most homes are selling above their asking price.  Home owners are coming to the realization that now is the time to sell a home.

 

 

Buyers are looking for three bedroom single family homes.  The number of sales of 3 bedroom homes sales surpasses all others.

Townhouses are very desirable now, especially 3 bedroom townhomes.  Buyers are snapping up townhouses because of their location, most are on Bay Farm Island, good schools and pleasant neighborhoods.

 

 

The snapshot of the Alameda market shows that the number of new homes
on the market are remaining static.  Pending activity remains virtually the same for several months.  As properties come on the market they quickly becoming pending usually with multiple offers and an escalation of the sales price.

 

 

Average sales price has decreased from $667,316 the previous week to the current week’s sales price of $638,367.  The fluctuation in closing sales price relates to the prices of those homes closed.  A snapshot of the Alameda real estate market does not show a true picture of the market trend.  More time is needed to determine trends. The average days on the market jumped 2 fold from last month and that is probably due to short sales closing.  Short sales typically take 6 to 9 months.

 

 

Prices have climbed but there are still good values in Alameda.
This is still a good time to be looking for a home since interest rates have dropped to a low of 3.25% - 4.00%.  The low inventory may be the only impediment to finding a home.  However, new homes have continually come on the market this summer.  Buyers need to have an agent who watches the market frequently and knows what is available now.

Things to Do in Alameda:  Lions and Tigers and Bears, oh my.  Yes, its the beloved play The Wizard of Oz, which is being presented by the Alameda Children’s Musical Theatre on Friday, May 17, Saturday, May 18 at 7:30 pm and Sunday, May 19 at 2:00 pm.  Performances will be at Encinal High School, 220 Central Avenue.  Ticket are $13 for adults and $7 for children.

Things to do in Alameda:  Alameda’s Naval Air Museum will be open Saturday and Sunday, May 18 and 19, from 10:00 am to 4:00 pm.  Come to see the Museum’s exhibits on the China Chipper, Doolittle’s Raid on Tokyo and the Battle of Midway.at the Museum located at 2151 Ferry Point, Building 77 on the former Naval Air Station in Alameda.

Things to do in Alameda:  The Alamedas Farmer’s Market is open to the public Saturday, May 18 and Tuesday, May 21 morning from 9:00 am to 1:00 pm, rain or shine.  I bought the most delicious artichokes on Tuesday.  So good.  Don’t miss the opportunity to shop for delectable fruits and vegetables.  The market is at Webster Street and Haight Avenue.

 



 

 

 

 

 

Things to do in Alameda:  The Frank Bette Center for the Arts is partnering in an event called Art at the Park on Saturday May 18th, 10 AM to 1 PM, in Franklin Park.  This will be a day of art for kids and families.  It is the first anniversary of Le Petit Matisse, the local Alameda Children's Art Center on Encinal Avenue.  Our Vice President and terrific painting instructor Margaret Fago will be participating by teaching watercolor.

 



Things to do in Alameda:  Gardens Galore!  Its time for the St. Joseph Notre Dame High School Garden tour and boutique on Sunday, May 19 from 11:00 am to 5:00 pm.  Tickets are $20 in advance and $25 on  the day of the tour.  You may also purchase a box lunch for $10.00.  Please call 995-9544 for more information and to purchase tickets.




Things to do in Alameda: Alameda South Shore Center and Off the Grid are back with more food trucks on May 11, from 11:00 am to 3:00 pm in the South Shore Center parking lot near Petco.  Eight to ten trucks will including Cupkates, Haa SF, Hiyaaa, Kinder’s, Little Green Cyclo, Sanguchon, Senor Sisig, the Dosa Republic. the Chairman and We Sushi.   Great weather and great food.  What could be better?

Live Music by Cha Ching.   This funky East Bay latin band plays afro cuban rhythms with engaging "coros y pregones:, singable melodies, and exciting solos for your dancing pleasure. Cha Ching creates a unique and soulful sound through a mixture of salsa, cumbia, reggaeton, and samba. There will be custom Cocktails by St. George Spirits.  The garden party will be held “Rain or Shine!”

Frank Bette Center for the Arts photo by evelyn KennedyThings to do in Alameda:  The “FRANK BETTE SLAMMIN' JAM” Debuts on Friday, May 10 at 6:00 pm at the Frank Bette Center for the Arts.  You are invited to check out the current and excellent photography show, if you haven't already, and then join the musicians, or hang out and listen!  There will be an open-ended jam, and wrap up at 8:30 or 9 pm.  Since this is the first one, The Center  will see how it shakes out, and go from there.  So please, pass the word to your musical pals, and bring your instruments (acoustic is preferable; we'll keep it to a low roar), and prepare to get down, get funky. Things to do in Alameda:  Alameda Walks on May 11 at 9:00 am  will feature a walk on the perimeter of the original dry land that was Bay Farm Island.  The walk will be led by Alameda Walks’ favorite historians, Dennis Evanosky and Eric Kos.  The guys are also publishers of the Alameda Sun and they lead lively and interesting walks and have a large following.  So arrive early at Godfrey Park, 281 Beach Road in Alameda.  Call 747-7529 for more information.

Located on Alameda’s historic Park Street, between Encinal Avenue and Lincoln Avenue, weekend activities include an exciting mix of arts & crafts vendors, live music, food vendors, beer & wine sales, and a special kids’ area.

Things to do in Alameda: Time to stock up on mysteries for summer vacation.  The Friends of the Alameda Free Library Used Book Sale is back starting on Friday, May 3, from 6:30 pm to 9:00 pm.  Preview sale admission on Friday is $5.00.  On Saturday, May 4 admission is free and sale hours are 9:00 am to 4:00 pm and Sunday, May 5 admission is free and hours are from 12:00 Noon to 4:00 pm at the Al DeWitt Officers’ Club at Alameda Point 641 W. Redline Avenue in Alameda.

 

Things to Do in Alameda: Stompy Jones will be featured on Friday, May 3 starting at 9:00 pm at the Zydeco Music event at the Eagles Hall, 2305 Alameda Avenue in Alameda. Alameda walks logoThings to do in Alameda:  Alameda Walks is back on May 4 at 9:00 am for another great series of Alameda walks led by local historians and Alameda Recreation and Park Staff.  The first walk of the season is at a new location, Coast Guard Island and should be very interesting.  I have never been to the Station so I am looking forward to the tour which will be led by a representative from the Coast Guard. Walkers are asked to meet at the Federal Credit Union parking lot across from the Coast Guard Island bridge.  Call 747-7529 for more information.  

 

Things to Do in Alameda:  Relay for Life will be out to Paint Our Town Purple on May 4, at 9:00 am to Noon to show support for cancer survivors and their loved ones. Things to Do in Alameda: The music department of Encinal High School is presenting the twelfth annual Extravaganza of Bands to be held on Saturday, May 4, 2013 from 11:00 am to 3:00 pm at the Encinal High School gym.  A Parade competition down Pacific Avenue will begin at approximately 3 p.m. The awards ceremony and presentation of more than 80 trophies will follow at 5 p.m. at the Encinal High School football field.  Attend the event and support the kids at Encinal High.  But be careful, some streets will be closed for the parade. check out this post for streets to be closed.

Things to do in Alameda:  It time for Family Nature Fun to explore Low Tide this week at Crab Cove on Saturday, May 4, at 2:00 pm to 3:00 pm, at 1252 McKay Avenue.  Check out the ooey, gooey mud for animals that hid there. Call 510-544-3187 for more information.

Things to Do in Alameda:  Alameda Point Antiques Faire on Sunday, May 5 from 6:00 am to 3:00 pm.  You will have great time people watching, buying cools things, and enjoying great food. Entry fee is $10 before 7:30 am, $5 after 9:00 am. If you haven’t been to the Alameda Point Antiques Faire you are missing a great event.  Anything you ever wanted or didn’t want is at the Faire.  This is a great people watching event.  Walking always makes me hungry.  Luckily, there are wonderful gourmet food and drink trucks.  The weather should be beautiful so try and arrive early, doors open at 6 am.  We usually arrive around 8 am when entry is easy and parking is not too bad. If you have never been at the Antique Faire you are in for a treat.  There is so much to see and so little time.

Walk With Us, Bicycle Pedestrian Alameda and Mastick Senior Center are organizing a special walk to celebrate healthy aging in honor of Older Americans Month on Wednesday, May 8 at 9:00 am. Realtors are still looking for more inventory.  The number of condos, single family homes, townhouses and 2-4 units has bumped up a bit to 49 today but it is still low from what use to be the norm of 200 - 300 homes for sale in early 2000.

 

This trend is making the market particularly difficult for first-time home buyers.  Most homes are selling without a discount, which marks the highest number since 2005.  Home owners are coming to the realization that now is the time to sell a home.

 

 

Buyers are looking for three bedroom single family homes.  The number of sales of 3 bedroom homes surpasses sales of other properties.

Townhouses are very desirable now, especially 3 bedroom townhomes.  Buyers are snapping up townhouses because of their location, most are on Bay Farm Island, good schools and pleasant neighborhoods.

The snapshot of the Alameda market shows that the number of new homes
on the market are slowly increasing.  Pending activity remains virtually the same for several months.  As properties come on the market they quickly becoming pending usually with multiple offers and an escalation of the sales price.

 

 

Average sales price has decreased from $569,900 the previous week to the current week’s sales price of $575,000.  The fluctuation in closing sales price relates to the prices of those homes closed.  A snapshot of the Alameda real estate market does not show a true picture of the market trend.  More time is needed to determine trends. The average days on the market jumped 2 fold from last month and that is probably due to short sales closing.  Short sales typically take 6 to 9 months.

 

 

Prices have climbed but there are still good values in Alameda.This is still a good time to be looking for a home since interest rates are very low in 3.5% - 4.0% range.  The low inventory may be the only impediment to finding a home.  However, new homes have continually come on the market this summer.  Buyers need to have an agent who watches the market frequently and knows what is available now.

 

My snap shot of the Alameda real estate market reports are important and provide valuable information over the long run.  But, if you want to know your property’s current market value, or what you should offer on a particular property, you need a Comparative Market Analysis which will comparelike properties; apples to apples and oranges to oranges.

Things to Do in Alameda: Motordude Zydeco will be featured on Friday, April 26 starting at 9:00 pm at the Zydeco Music event at the Eagles Hall, 2305 Alameda Avenue in Alameda. Zydeco music and dancing, what could be more fun?  Tickets at the door $15.  For more information please call 415-285-6285.

 

 

Things to do in Alameda:  Learn about Sharks this week at Crab Cove on Saturday, April 27, at 2:00 pm to 3:00 pm, at 1252 McKay Avenue.  Registration is required, please call 510-521-6887.

Things to do in Alameda:  The Alameda's Farmer’s Market is open to the public Saturday, April 27 and Tuesday, April 30 morning from 9:00 am to 1:00 pm, rain or shine.  I bought the most delicious artichokes on Tuesday.  So good.  Don’t miss the opportunity to shop for delectable fruits, vegetables and lovely flowers.  The market is located at Webster Street and Haight Avenue.




Things to do in Alameda: Alameda South Shore Center and Off the Grid are back with more food trucks on April 19, from 11:00 am to 3:00 pm in the South Shore Center parking lot near Petco.  Eight to ten trucks will including Cupkates, Go Streatery, Hiyaaa, Kinder’s, Little Green Cyclo, Sanguchon, Senor Sisig, Street Dogs, Dosa Republic, The Chairman and We Sushi.   Great weather and great food.  What could be better?



Things to Do in Alameda:  Bee, Hummingbird and Butterfly Friendly Gardens Workshop.  If you want to attract these interesting creatures to your garden be sure to attend this workshop at Ploughshares Nursery, on April 27 from Noon to 1:00 pm.  Ploughshares is located at 2701 Main Street in Alameda.

Things to Do in Alameda: Mi'Chelle Fredrick will be at Spritzer’s Cafe to show and discuss her work on Saturday, April 27, 2pm to 4pm.  April 27 is Slow Art Day,a global event that was created to encourage people to visit galleries and museums for a leisurely look at art. Spritzer’s Cafe is located at 734 Central Avenue in Alameda.

Things to do in Alameda:  Cafe Flamenco, the art of flamenco,performances at the Rhythmix Cultural Works on Sunday, April 28, beginning at 7:00 pm Tickets are $15 in advance or $20 at the door.  Rhythmix Cultural Works at 2513 Blanding Avenue in Alameda.

Things to Do in Alameda:  Alameda Point Antiques Faire on Sunday, May 5 from 6:00 am to 3:00 pm.  You will have great time people watching, buying cools things, and enjoying great food. Entry fee is $10 before 7:30 am, $5 after 9:00 am. If you haven’t been to the Alameda Point Antiques Faire you are missing a great event.  Anything you ever wanted or didn’t want is at the Faire.  This is a great people watching event.  Walking always makes me hungry.  Luckily, there are wonderful gourmet food and drink trucks.  The weather should be beautiful so try and arrive early, doors open at 6 am.  We usually arrive around 8 am when entry is easy and parking is not too bad. If you have never been at the Antique Faire you are in for a treat.  There is so much to see and so little time.
