Marina Village Park and my plan to create a community presence



When I first started blogging I was repeatedly told that I should write about what I know.  Well, I know the city I have lived in for nearly 40 years.  Since writing about my community is a good strategy to build credibility I thought, why not?  



I mulled over all the things I could write about and finally selected parks because we have some very lovely park in Alameda which are popular places for the whole family.  Some of our older parks were built on properties of prominent Alamedans.  I love this historical aspect of our park system.

Since I previously had written about some of the parks in Alameda I also plan to write a series of posts about local schools and neighborhoods to further reinforce the belief that I am a community expert.  My expectation is that when people investigate a community they Google the city, its schools and its neighborhoods.  My goal is to make sure my blogs are high on Google page one for each of their selections.  



I regret that I had not created a video of one the very beautiful parks in Alameda previously.  Now I have remedied that by shooting a video of Marina Village Park. The Park is a 5.36 acre park near Marina Village Yacht Harbor.

 

The park was built on land where Bethlehem shipyard once stood. Bethlehem shipyard built ships for the second world war and during the war this was a busy place.  However, after the war the shipyard site was no longer beings used.  It was transformed into Marina Village in 1985, a 206 acre development with a business park, a 750 berth yacht harbor and charming townhouses.  The beautiful tree lined park has paths, benches, exercise apparatus, play areas for kids and picnic tables.   Marina Park is a serene setting to play, exercise, walk and just relax.  The park, yacht harbor, business park and homes meld together to create a charming community.



Marina Village townhomes are in constant demand.  They are usually sold after a short time on the market.  I believe that is because the townhomes have great floor plans, have great kitchens and baths and have a wonderful view of the park, the estuary and yacht harbor.

Marina Village is in a casual, tranquil setting with bike and walking paths wending through the complex.  Marina Park is on the edge of the community adjacent to the Marina Village Harbor with its spectacular water views.

Bay Area Rapid Transit(BART) and 880 freeway are 5 minutes away from Marina Village and bus service and the Marina Village Shopping are just steps away.  Marina Village also includes an office park, so residents might find themselves with a short walk to work.  People who may want to buy a unit in the Marina Village community are looking for a carefree, maintenance free lifestyle.



"People really are buying a lifestyle, not just another condominium here," according to a former Marina Village sales representative. "They're close to the water -- in fact 30% of residents are boaters. "

Marina Village homes were built in 1988 with 178 units.
Marina Village homes are currently selling for about $500,000 and up and they sell very quickly. All homeowners belong to a Homeowners Association (HOA), and pay dues which currently run about $490 per month.


Marina Village amenities include a pool and spa and a gorgeous greenbelt.  Most units have lagoon view.



Chridren who live in Marina Village may attend these public schools: Maya Lin, an Arts Integrated Magnet school (formerly Washington Elementary), Wood Middle School and Encinal High School


Marina Shoreline Park is adjacent to the Marina Village community and blends beautifully with the greenbelt.

Alameda is a wonderful island community, with its tree lined streets, pleasant neighborhoods, great schools and lovely architecture.  Named one of the best placed to live by Money Magazine, Alameda has a small town feel, a high median family income, a large number of educational institutions nearby, wonderful climate with excellent air quality and more than double the number of restaurants and libraries compared to other communities of a similar size and location.

Marina Village was developed in 1988 on the North side of Alameda.  The development is a beautiful complex of 2 and 3 bedroom condominiums with wonderful views of lagoons and the Oakland/Alameda Estuary.  These homes are located almost directly across from Jack London Square in Oakland.   This is a tranquil neighborhood of tree lined streets close to Marina Park, Marina Village Yacht Harbor, ferry service, freeways and BART.

In 2008 homes in Marina Village were priced 46% less than they are today.  As of the third quarter of 2011 they had sold for 3% more than 2008.  

 

At present there is only one unit on the market in Marina Village.  It is a 2 bedroom to bath offer for $530,000.  During the third quarter of 2011 , three unit in Marina Village sold for a price range of $424,000 to $519,000.  All were two bedroom units.  The more current sale in September, 2011 sold for $495,000 after being on the market for 264 days.

Marina Park, with its tree lined paths which curve around the lagoons of Marina Village and Marin Village Yacht Harbor was completed in 1985.  The marshland was once part of the Bethlehem shipyard where thousand of men and women worked during World War I and II.  The former shipyard became Marina Village, a 206 acre development which combined a business park with shopping center and a townhouse development.  The 750 berth Yacht Harbor is the largest privately owned marina on San Francisco Bay.

Main Street Linear Park is a 7 acre narrow stretch of land 2,530 feet long adjacent to Main Street and near the old Naval Air Station now known as Alameda Point.  The park serves as a green belt for new Bayport homes and a flood control facility and a resting spot for Canada Geese. It was opened in 2001.

I was taking pictures Sunday of a housing development I will be blogging about when I saw this bird.  I think it is a gull, but I was too far away to identify it.  And I am a lousy gull identifier.  If you know what it is, please let me know.
