Desert Knolls is in Apple Valley, freeway convenient, close to Victor Valley Jr College, it has shopping,movie theatres,golf course, medical offices and a hospital. The Desert Knolls area of the Town of Apple Valley is a great place to live. There is some horse property, some wonderful view lots, some gated areas. The average lot is at least ¾ arce giving you a spread out feeling with the convenience of the city. All in all the area has a lot to offer. It’s also convenient to get out of town, mountain areas less than an hour, Victoria Gardens 45 minutes, Las Vegas 3 hours, depending on your driving habits.

Houses are selling in Apple Valley! It’s a great time to sell your house . If you have been waiting for a good time to sell. Now maybe it. From a buyers’ point of view we lack inventory that will make appraisal in the current market. We are seeing multiple offers on well priced homes.

Here are the current market conditions.

There are 139 active listings
Of those 8 are bank owned.
11 are listed as short sales.

The average bank owned listing is listed for $70.65 a sq.ft., is 2961 sq ft. and is listed for $200,850.
The average short sale listing is listed for $82.97 a sq. ft., is 3067 sq ft. and is listed for $261,755.
The average standard sale is is listed for $101.53 a sq ft., is 3023 sq ft. and is listed for $315,809.

The average of the 41 homes that are listed as contingent is 2500 sq ft.. They are $70.35 a sq ft and listed for $180,449. Contingent means that something is keeping it from going into escrow. Typically in this market, it is a short sale that is waiting the selling price to be approved by the investor.

There are currently 88 homes pending. The average home is 2411 sq ft and is listed for $77.57 a sq ft. and is $192,420. They have been on the market for an average of 68 days.
Pending means in escrow or under contract.

Since 5/1/2012 50 homes have sold. The average home is 2211 sq ft and sold for $70.13 a sq ft in 53 days. The average home sold for $155,773 and sold at 97.74% of asking price.

Desert Knolls Home Sales News

96 homes are currently on the market the Desert Knolls area of the Town of Apple Valley, CA.

The average home for sale is 2762 sq ft, the average home is listed for $264,934, the lowest price home is $75,000, the highest price house is asking $675,000.
The average home has been on the market 87 days and is $89.01 a sq ft.

There were 79 sales recorded on the Victor Valley Association of Realtors site. www.VVAR.com

12 short sales, that averaged 2264 sq ft. sold for an average of $69.51 a sq ft. the sold at 100.71% of asking price.

There were 31 REO or bank owned homes sold. The average home was 2361 sq ft and is
$63.49 a sq ft. for 97.90% of asking price.

Finally there were 36 standard sales. The average standard sale was 2404 sq ft. and sold for $76.11 a sq ft in 51 days at 96.90% of asking price.

There are 41 homes with a status of contingent and another 87 homes pending.

Desert Knolls is an area that is commuter friendly, near shopping, restaurants, movie theaters, hospitals, schools and colleges in the Town of Apple Valley. The homes are typically on .5 acres or larger lots, some being horse property and many have lovely views of the valley and surrounding hills and mountains. The area has several gated communities with small to large lots depending on which community you choose.

Desert Knolls is a community in Apple Valley, it starts at the river and ends a few blocks west of Kiowa Rd.

It is a preferred area for it's proximity to St. Mary's hosptial and the freeway and most of all beautiful homes with larger lots.

The last month had 23 home sales.  The average home was 2554 sq ft and sold for $186,435.  It sold for 97.89% of asking. in 81 days.

The lowest price house sold for $36,500, the highest price home sold for $424,200.
