FHA cambiara sus Reglas una vez mas. lo que hasta ahora sabemos es lo siguiente: 1-. la contribucion maxima permitida por parte de los vendedores sera reducida del 6% a 3% 2-. enganche se mantentra en 3.5% si su puntuage de credito es de 580 o mas y aumentara a 10% si su puntuage es menor a los 580. 3-. la contribucion inicial para PMI sera aumentada del 1.75% a 2.25% pero seguira podiendo ser incluida y financiada en su prestamo. Most of us Know the risks associated with going in to high crime or high risk areas to show properties, but this risks increase for those of us doing BPO's or inspections  to properties that are occupied and where the occupants have no idea what we are doing. some times this occupants are hiding  from the law, some are cheating on their spouses some are on disability, all this people will react when they see you taking a picture of what they perceive to be, "at them" and may think that you are spying on them and some will react violently. If defaults and foreclosures don't slow down, falling home prices won't stabilize anytime soon in Kern County. Notices of default have been steadily increasing since May of 2005, and foreclosures have been increasing since July of 2006. From May 2005 to July 2006, most homeowners in dire straits could probably either refinance with a little equity, or sell before getting upside down. In May 2005, there were 242 Notices of Default recorded. The following May there were 572. In May of this year, there were 1,272. More and more homeowners are falling behind which means we will continue to see the staggering number of foreclosures. So, where is the Bakersfield real estate market headed? That's a difficult question to answer because of the many variables that affect this market. Food and gas prices are increasing. We're headed into an election. Foreclosures are skyrocketing. We've probably seen the last of fed rate cuts. All other factors aside, the biggest affects on the local market right now is foreclosures and short sales which make up over 50% of the listings and sales right now. Lenders are getting more aggressive with pricing which is forcing everyone to lower prices to compete. Sale volume has been strong: there were 850 sales in Q1 2008 which is about the same as Q1 2007. Today, Friday March 21st, we had a Real Estate Caravan, and who should arrive but The Easter Bunny? Somehow, I never see The Easter Bunny and Sheryl Gallion of Ticor Title in the same place, and this has been going on since 1984?!?!?! The Bakersfield Real Estate Caravan looked at houses in Northwest Bakersfield today, between Allen and Coffee, North of Rosedale Highway. March 17th, St Patrick's Day, and then two days later, the swallows return to Capistrano. Someone I know has a birthday on March 19th, so I incorporated a little of the Capistrano legend and lore into a birthday greeting. Did you know that the swallows fly all the way from Argentina? Legend has it that they carried twigs in their beaks, so they could rest in the water, using the twigs as little life rafts. Saw a great blog from the Real Estate agents of San Juan Capistrano, who tied the story into their observation that the buyers seemed to be returning along with the swallows.
