People ask me all the time when is the best time to buy. And my answer always any time is the best time to buy regardless of the market.  You see unless you are an investor, being a homeowner brings high level of freedom and pride   of the American dream.  Coming from a 3rd world country, you experience a feeling that I cannot be explained. Anyway, here are my reasons that any time is the best time to buy.   •1.     Sense of owning a real property you can call your own in a great country. •2.     A place you can raise a family & children •3.     Open door to wealth through built equity or unearned equity due to increase in value by the real estate market. •4.     Lower income tax from mortgage interests. •5.     Sense of accomplishment •6.     It beats renting any day and nothing wrong ...

In July of this year, Congress passed the Housing and Economic Recovery Act of 2008. Among the many provisions meants to stimulate the economy and the housing market is a $7500 tax credit for those who purchase a foreclosed home. If you purchased or are planning to purchase a foreclosed home between April 9, 2008, and June 30, 2009, then you may qualify for this tax credit. There are income limits on this credit. The full credit will be given to individuals earning less than $75000 per year ($150000/year on a joint return). For those earning more than $75000 the credit is gradually decreased until reaching an income level of $95000 ($170000 on joint return) when the credit is phased out. One great thing about this credit is that it is "refundable." Meaning it counts towards the amount t...

Asking for the Order. Real Estate is a series of many little things that all lead to one main objective, and that is "Asking for the Order" which many real estate agents are reluctant and have difficult time in doing so.  In looking back,  I remembered a certain situation that happened to me many years ago while I had managed a real estate company in Southern California. A friend of mine, who had once worked for me, as a real estate licensee during that time was making a             transition to become a loan officer for a large lending institution.  As he grew into the business of making loans, he had referred me to his manager to fill a position as loan officer with this financial institution.  I agreed to be interviewed by his manager, as I was seeking a new challenge to undertake. ...

As a Former United States Marine, I salute all the men and women serving our country, whether you are in Iraq, or anywhere in the world.  For those that are in Harms way, I pray for your safe return to your family and friends.Regardless on your what your political persuation is, or why we are in our present circumstances in iraq and other parts of the world, don't blame or spit on those that are serving their country.I remember being in an unpopular war in Viet Nam, we were ridiculed, spat on, they called us baby killers.  It hurts, it took me nearly 30 years to talk about it, to get it out of my system.  Regardless on how you feel about the wars or conflicks that may be Politically motivated based on someone's personal objectives or agendas, Do Not and I repeat, Do Not condemn these ho...

Now that we know what formulas to use and when to use them lets show how it works..... Juanito Borrowed $6,000.00 for one year and paid $520.00 in interest. What was the interest rate he paid? Known: I (Interest Income), P (Principle) , and T (Time) P = $6,000.00 ( Principal amount of loan) I = $520.00 ( Interest income bank made on the loan) T = 1 year , 365 days Unknown: I (Interest Rate) -----What we dont know is the interest rate Juanito paid for the year. Formula: R = I / (P x T) , or Rate = Income / Principle x TimeR = I / (P x T) R = $520.00 / ($6,000.00 x 1)R = $520.00 / $6,000R = 0.0867R = 0.0867 = 8.67 %Typical interest rates on consumer credit cards nowadays range from 7 %-23 %

Keeping with the concept of effective time management it is of great importance even for small successes to celebrate achievement of goals. Promise yourself a reward for completing each task  or finishing the total job. Then keep your promise to yourself and indulge in your reward. Doing this in my life has helped me to maintain the necessary balance in life between work and play. Furthermore, balancing excellence in work with excellence in play , fun, and relaxation our lives will become happier, healthier. Another result of utilizing this balance in life is that of becoming more creative. Your mind is more clear so your focus becomes stronger and you are able to think out of the box more effectively. In this business thinking outside the box closes deals, opens doors and results in mo...

The straight line method to calculate depreciation is probably the most common method to determine the dollar amount per year that may be deducted. Using the straight line method the value of the improvements made to the property is divided by the depreciable life of the property , to arrive at the annual depreciation that can be taken. Here are the mathematics :To calculate Depreciation :(1) Determine what is the IRS Allowance for the depreciable life of a residential income property. This can be done by checking on the current tax law. For this example lets assume it is 27.5 years. (2) Subtract the value of the land from the value of the property to determine the value of the building.Value of the property :           $400,000.00(-) Subtract the value of the land : - $160,000.00= Valu...
