March always comes around quickly after the short month of February although we did have an extra day with leap year.  Still, here we are already in the final month of the first quarter of 2024. This month I'll touch on the conflicting information out there on the real estate market, inflation and the economy.  A good example is that I recently read in one news outlet that inflation is hovering at 3.9 %; yet another stated 7.9%.  When I go grocery shopping, however, it seems to me that prices have increased closer to 25% to 40%. The same goes when I fill up my car with gas, adding to that here in California our gas prices are even steeper than other states.  Anyway, you get the idea. You may already know that Los Angeles is roughly 60 square miles with many different pockets. Depending ...

I keep John Wooden's Book " Lifetime of observations and reflections on and off the court" hand reach from me.I still see him walking on Wilshire Blvd near UCLA minding his own business, not looking for recognition, just an old wise man walking in his neighborhood. Now back to my question what your definition of Success, well John Wooden coined his definition of Success in 1934. Let me share it here:" ..Success is peace of mind that is the direct result of self-satisfaction in knowing you did your best to become the best that you are capable of becoming..." As John Wooden said there is only one person who can ultimately judge the lever of your success and that is YOU! I cannot agree more with this observation.I am one of my harshest critics, I do not verbalize it externally, but internal...

Observations by a Beverly Hills Realtor, Endre Barath: Is there a real estate foreclosure wave coming? I have seen headlines that try to promote this idea, that a New Wave of Foreclosures is coming our way. Personally, my take is, those who push this idea are attention seekers who do not know what they are talking about. Their headlines and posts remind me of the Bait & Click concept or maybe they have an ulterior motive??Just to be clear I follow Altos Research & the Multiple Listings Data very closely and have not seen any indication of this “wave”. In addition, I listen to Steven Thomas who is a Quantitative Economics & Decision Scientists. If you do not follow him, you should, check out some of his pod cast, his focus is on California, and he is starting to expand his knowledge and ...

The short month of February is already approaching double digits and I thought I should send out my monthly observations.  All of us in the greater Los Angeles area were focused on the Atmospheric River four-day rainstorm that deluged us earlier this week. I hope that all of you reading this market observation post were safe and that your homes survived without damage.  I have had inquiries if I knew of any roofers.  Obviously, those in the roofing business are likely very busy right now or will be once winter is officially behind us.  On a positive note, just like last year we will experience a colorful spring and the wildflowers should once again entertain us with a super bloom.   On the real estate front thanks to mortgage rates remaining steady (overall in the mid- to low 6% range) ...

Just wanted to wish you all a Happy Lunar New Year 2024 also known as the year of the Dragon. The Lunar New Year is a time of celebration and renewal in Chine’s culture. I always enjoyed the animal signs and what I have read is that on February 10th, 2024, we will enter the Year of the Wood Dragon. Some of you might know that, unlike in the solar calendar, which has fixed dated every month, the lunar calendar’s dates vary depending on the phases of the moon. In other words, the beginning and end of each year will not always coincide with the Gregorian calendar. Now let me share that the Dragon in Chinese culture holds a significant place as being an extraordinary creature in talent and excellence. It also symbolizes, power, honor, luck, nobility and success. So, with that said if you are ...

Some days are more challenging than others, today was one of those days that I have not experienced in quite a while. I call that a true test of Real Estate....Seldom does this happen but when it does, I reach to my favorite philosopher Marcus Aurelius and I calm down, clearly these problems are not new, they  have been around for over 3000 years. So, with that said let me quote some of Marcus Aurelius sayings, these few quotes are in no particular order or reason hope you will enjoy them:Soon you will have forgotten all things: soon all things will have forgotten you. Imagine you were now dead or had not lived before this moment. Now view the rest of your life as a bonus and live it as nature directs. Perfection of character is this: to live each day as if it were your last, without fre...

Is everyone enjoying the latest spin of relentless repetitive messaging to use, or experiment with, Artificial Intelligence (AI)? As I log onto my laptop now, I am often greeted with "Create Stunning Images with AI". Thank you, but no, all I wanted to do was log in, check and reply to emails and do some leisurely browsing as I sip my coffee or drink my wine depending on the time of day. I've never been a fan of being pushy or pressured, I've never used those tactics on my real estate clients, yet here I find myself consistently on the receiving end of a pushy approach. How about: Hello, Endre! I can do even more with Microsoft Edge, ask me anything or pick a suggestion to get started!I've also noticed that if you express resistance or are not a fan of embracing this next wave, here come...

Observations / Look Back / Reflections of 2023, the Year in Review. by a Beverly Hills Realtor Endre Barath, thank you Dorie Dillard Austin TX  for reminding me to post this. From a real estate perspective, the market was probably one of the more challenging I've seen in over a decade. This was the perception portrayed by the media as well as many other people.  My observations are based on having been a Realtor for over 29 years, with 26+ being in the greater Los Angeles real estate market.   My take is every year is challenging, just the challenges are different. Let’s not forget the Financial Crisis of 2007-2009 was certainly no picnic. When the recovery came, lenders tightened their standards for future home buyers. Ironically with the lower interest rates, buyers were able to affor...

Beverly Hills, CA 90210Fri Jan 05, 2024This week the median list price for Beverly Hills, CA 90210 is $10,995,000 with the market action index hovering around 29. This is an increase over last month's market action index of 27. Inventory has decreased to 136.  Market Action IndexThis answers “How’s the Market?” by comparing rate of sales versus inventory. Home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market, prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.Again, this week we see prices in this zip code remain roughly at the level they’ve been for several weeks. Since we’re significantly...

I had to share this post with all my readers, friends and acquaintances...When I was growing up as a child, my parents were always sharing their wealth and kindness in Communist Hungary. They would throw Christmas and New Years Eve parties and invite their friends, my father's coworkers, and acquaintances. We were living in a very comfortable lifestyle and could afford to do this. I had oranges, tangerines when people could not afford apples to name a few.My father always said, if we have enough for us, we need to share with others who do not. Now with that said, everyone looked forward to coming to the Barath's home for the once or twice luxurious meals and parties. Since my dad had wine and alcohol on top, he gave it away to all the guests who could not afford to buy them or get them ...

Monday Motivation: I am motivated every day, but this is a good time to share some wonderful motivational comments:1.  No more roundabout discussion of what makes a good man. Be one! (Quote by Marcus Aurelius)2. What is your profession? Beig a good man. But this can only come about through philosophic concepts-concepts of the nature of the Whole, and concepts of the specific constitution of man. (quote by Marcus Aurelius)3. Socrates used to question thus. "What do you want to have? The souls of rational or irrational beings?" 'Rational'. "What sort of rational beings? The pure or the lower?" 'The pure', "Why then don't you aim for that?" (Marcus Aurelius)  Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and goal-or...

Monday Motivation: Another awesome message from Marcus Aurelius..."...when someone does you some wrong, you should consider immediately what judgement of good, or evil led him to wrong you.... when you see this, you will pity him, and feel surprised or anger.... you yourself either still share his view of good, or something like it, in which case you should understand and forgive: if on the other hand you no longer judge such things as either good or evil, it will be the easier for you to be patient with the unsighted...Well in all fairness I keep reading this message over and over, but I am having a hard time to follow, comply or execute it... How about you??? Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and go...

As we count down the final days of 2023, I wish you peace and enjoyment as we enter the holiday season. While most focus on the holidays, savvy buyers and sellers continue to watch the economic reports to gauge what the Real Estate market is doing.  With interest rates now hovering between 6% to 6.75%, potential buyers have once again been given the potential to purchase homes that a few months ago seemed out of reach. A drop from 7.5-8.0% makes a significant difference to a buyer's purchase power.   In more news, the Federal Housing Finance Agency (FHFA) has announced that the loan limit for Fannie Mae and Freddie Mac mortgages in 2024 will increase in high-cost areas such as Los Angeles to $1,149,825.  This is good news for both buyers and sellers. On a side note, this is the 8th cons...
