Open Houses. Sometimes we just sit and wait and wait and wait so why not blog.
So since I am waiting for the right person or family to come along let me introduce you to
A beautiful sunny day this March 13th. It is about 70 degrees and at my Open House that I am doing today I can hear a brook babbling in the background and the birds chirping and even the fish thinking. They are enjoying their Sunday. I know it sounds like I am way up in the mountains in nature doesn’t it? Nope. I am in Canoga Park California in the heart of the west San Fernando Valley in a community called “Canoga Lakes”.
My Condo listing at 7050 Shoup Ave. Unit 228 is just that. It is a development unlike anything around for the price. It is a 2 bedroom 1 bath with a patio that leads to a manmade stream. The sounds coming from the waterfall, also manmade, is less than a twenty feet away. The trees surrounding are Pine trees and this is not the normal tree of the area in Canoga Park. There are streams meandering throughout the complex. You will find Koi Fish, Ducks, Turtles and all kinds of wildlife. Again, not what you would think you would find in Canoga Park.
These units were built in 1977 and out of the 293 units there are 1 and 2 bedrooms. They range from 483 sq ft. to 868 sq ft. There is a cluster of townhomes within the complex but these rarely come on the market and are much larger. The HOA of $318 per month include 2 swimming pools, 2 spas, barbecue areas, tennis courts, gated entrances just to name a few amenities. Canoga Lakes has a full mixture of renters and owners. But it is under 25% rentals. I have met so many nice neighbors and most of them have been here some 10 years and many over 20 years. “It is such a great neighborhood and a joy to live in here” is what I hear so often and so consistent.
