It's interesting to know how folks from around the Country view and interpret the Factory Built Housing Industry. I was very impressed with Jeans knowledge and wanted to share it with my sphere of influence as a Factory Built Housing Dealer, Contracter (general & Factory Built), installer and Real Estate Broker specializing in the Factory Build Housing Industry.   BY JEAN HEDREN Real Estate Agent with Edina Realty, Inc. 71260094 EMAIL  SHORT URL              Share: December 04, 2012 12:03 PM Manufactured, modular, and stick-built homes: what’s the difference? The Mantra of The Day..........Get Out of Dodge!!   The Carlsbad Fire is now blazing out of control and several other fires are popping up all over North San Diego County. There are now two uncontrolled fires in Fallbrook one of which is just east of Camp Pendleton.    There are reports of homes in the Carlsbad fire that have been engulfed and there's no idea of if or when firefighters will get a handle on any of these fires anytime soon. If you're asked to EVACUATE please take heed.    Staying behind will only make you a liability to the very folks who are trying to focus their time, effort and assets on saving your homes.

Are Factory Built Homes Greener?  Re post    BY TOM SCHOENBECK Real Estate Agent with Keller Williams Realty at the Beach EMAIL  SHORT URL              Share: September 13, 2009 08:18 PM With the growing emphasis on 'going green,' there is a niche in housing manufacturing that has been rearing its green head and is right in the forefront of this revolution. Many prospective buyers say they don't want to look at modular homes, mistakingly believing they are inferior to on-site stick built homes. When you look at the process, modular homes are actually more efficiently built and cheaper to purchase than stick built homes.  The manufacturing process itself is more prone to controlled efficiency. There are no sub-contractors that may or may not show up at the job site like with a stick bui...

Drainage Issues Can kill A Real Estate Transaction PART 3 In Parts 1 & 2 we addressed the inherent drain issues that occur when inadequate or a lack of proper drainage is not provided under and around a structure be it a Manufactured or Site Built Home. In Part 3 we are going to address roof related drainage issues  i.e. the causes, effects and how to prevent and/or mitigate them once they have occurred.   One of the biggest contributors to drainage issues around and under a home actually starts on the roof. A roof without rain gutters is a drainage fiasco waiting to happen. Always install rain gutters and keep them free and clear of clogging.   The photo above shows the enormity of the trees that overhang thousands of homes  everywhere in the World. Albeit trees do provide a beautiful ...

We're Highly Unlicensed, We Don't   Carry Insurance & We're Not Bonded         HOMEOWNERS Don't be a victim and REAL ESTATE PROFESSIONALS don't allow your clients to become one either.   NOTE: Albeit this post is targeted towards the MANUFACTURED HOME INDUSTRY it is relevent to all real estate. There are more and more homeowners being ripped off everyday by unlicensed CON MEN and SCAM ARTISTS & UNSCRUPULOUS & UNETHICAL CONTRACTORS. Always check the contractor's license with the STATE CONTRACTORS LICENSE BOARD and ask for and verify several references before you sign on the dotted line or give up one dime.    Just wanted to add a slice of humor to a very mundane and boring topic  about something that could be one of the most important aspects of your MANUFACTURED HOME or HOME buying ...

Puzzled About Manufactured Home Lending and Title Requirements? California: The 433A Curative Title Solution The Personal vs. Real Property Puzzle: Manufactured homes that are situated on deeded real property may still be classified as personal property (chattel) with the Department of Housing and Community Development (HCD) even though the borrower is paying property tax!   Since most lenders, title companies and attorneys require proof that the home is attached to and classified as real estate, a last minute discovery that a home has not been properly converted can impede a time sensitive transaction or foreclosure. Unlike other states where "detitling" or classifying a manufactured home as real property is a paper process that can be expedited by a homeowner or escrow with relative e...
