I previously wrote about the Monarch Butterfly nursery on our back patio on April 12. At that time we were able to see 11 caterpillars of various sizes.In the last few days the caterpillars started leaving the milkweed plants and crawling onto the table, the patio window, and the edge of one of the flowerpots. Within a day or so we could only find 3 of the 11 caterpillars. Hopefully the others found safe places to hang for the next stage, the chrysalis (pupa). We have looked around but haven't been able to find them so they are either well hidden or perhaps became some bird's dinner.One caterpillar is on the edge of a flowerpot and is not looking very healthy, but there are 2 that have now formed the chrysalis - one on window frame (above) and the other on the edge of the another flower...

Mortgage rates started off better this morning but by noon PST we started to see a trend reversal for the worse.  The trend hasn't been enough to cause a higher rate adjustment but we are watching carefully.  If you plan on locking in the next 30 days I suggest you lock now. Local Survey Says Carlsbad, Ca. A Winner. A recent survey sanctioned by the city of Carlsbad found that most Carlsbad residents enjoy living in the city of Carlsbad and more than three fourths were confident in the city's government. This survey was conducted by BW Research Partnership, Inc. They called 1,000 residents - including councilman Mark Packard who said he identified himself as a member of the City council. Ninety six percent of those questioned said the quality of life is good or excellent and 92 percent said they were satisfied with the job the city was doing. My preferred lender called me the other day to discuss the situation of a potential buyer client.  I met this client a few years ago when he first thought of buying his first home.  After that first meeting, I gently urged him to pay down his consumer debt and not buy anything else on credit in order to improve his credit scores, if he could help it. A loan is considered jumbo when the loan amount exceeds $417,000. I bet you have no idea what this is about. And I bet you will never guess. It has nothing to do with real estate, other than the location of where these guys are strutting their stuff - at the Leo Carriillo Historic Ranch Park at Rancho Carrillo, a master planned communtiy in Carlsbad, California. And it has nothing to do with "real guys." So put that thought out of your head. I spent some time this morning over at this historic ranch (localism post to follow soon) to watch these guys strut their stuff in hopes of, presumably, attracting one or more females. It's that time of year, for peacocks at least.
