Can a Lender sue me for the difference if I do a short sale on my home in Doweny, CA? In California thanks to SB 931 and SB 458, if the lender has agreed to a short sale, regardless whether they are in 1st or second or if it was a purchase or refinance, they can’t go after the owner for any the difference! Also, this is not legal advise as I am NOT an Attorney.   Condo owner needs advise:  I own a condo in Downey, CA which I purchased in 2003 and in 2006, I refinanced it and cash out to buy the home I now live in.  I’ve been renting out this condo ever since and up until a few months ago, I rent it out.  The rent I received didn’t  cover all my cost (I was paying the difference out of my pocket) and I was struggling to make the payment but I was handling it.  When my business came to a complete stop and the renters stopped paying the rent, I stopped making the all payments including the condo association dues. I owe my association $4,800 in unpaid fees and they want to put a lien on the property.  I am thinking of short selling this condo but I’m concern about the unpaid  association fees.   I have so many questions:  Can they also put a lien ...

Downey Real Estate Report for August 2011:  Homes Sold, In Escrow and More The latest Downey Real Estate numbers for sold homes are in for the month of August 2011.  This doesn't include Downey condo-townhouses, income properties or lots .  43 single family homes closed escrow and had the joy of changing their listing status from "Active" to "Sold".  The three bedroom homes led the closing totals with 22 homes.
