I Wanted to Go GREEN, but
Instead I Saw Lucky John ~
There were so many things you could have seen this weekend
at the 2010 GREEN EXPO in Huntington Beach, CA, and includes
Lucky John, a real-life circus performer!

Lucky John has been performed nearly his entire life, and as the
pictures demonstrate, this is no joke!
I personally watched Lucky John hammer a 5 inch steel nail into
his nose... I'm not kidding... and then pull it out with a hammer!
And while you may be thinking to yourself, "What's so GREEN about
that?", let me tell you!
Nothing... okay, that's not exactly true. No electricity was
used for his act, no water was wasted, no greenhouse gases were
emitted, and no waste was created. It was good, ol' fashioned fun,
and everyone had a blast watching the show.
Huntington Beach, CA is an amazing place, and there is simply so
much to do and see, that I'm sure I will spend several years trying
to tell you all about it!

Huntington Beach, CA GREEN EXPO - Saturday, September
18, 2010
The 3rd Annual Huntington Beach Green Expo moves to Pier Plaze
this year! The Green Expo is an all day FREE event, sponsored by
the Huntington Beach Chamber of Commerce and by the City of H.B.,
and is packed full of vendors, small businesses, and...
REALTORS!!!

That's right, the Orange County GREEN Task Force will be on
hand, so come see our booth (#9 I think) from 9:00 am to 5:00 pm
down by the pier near Duke's and Sandy's Beach Grill. This is the
perfect time to ask a Green Realtor questions about Tax Rebates,
Tax Incentives, and tricks of the trade for "Greening" your
home!
Visitors to the Green Expo will learn about important green
issues, including waste reduction, energy efficiency, water
conservation and quality, utilizing recycled materials, reducing
greenhouse gases and producing organic products. And why do you
want to Green your home? EASY! Lower your water bill, your electric
bill, and even your gas bill!!! Want to know how?

Then come down and see me tomorrow! I'll be there from 9:00 am until 2:00
pm. And if you can't make it until after 2:00 pm,
that's okay, there will be other Orange County Green Realtors there
who will be happy to answer your questions! This free event is
designed to educate residents and businesses on the benefits of
"Going Green" by providing everyday solutions for people to live
better, healthier lives and have less of an impact on our
environment.
It's going to be a great event, so don't miss it!

Pacific Shores - New Homes in Huntington Beach, CA -
Coming Soon!
With Autumn fast approaching, construction continues at Pacific
Shores, one of the last new construction home projects in
Huntington Beach,
CA, and along coastal Orange County.

The perimeter wall is up and
advertisement banners surround the project. Many buyers have asked
if "the project will be gated"? Or "will there be
Mello-Roos?" Well as you can see above, "YES"
the community will be gated, and "NO", there will
not be Mello-Roos! While there will be HOA dues, they are expected
to be extremely low considering the location and maintenance
requirements of such a fantastic project!

The models are nearing completion, and
the builder is on pace for a Grand Opening in late October,
2010. These dates are subject to change, but everyday the
project moves one step closer toward model completion.
With interest rates at historic lows,
many sellers have asked me if Pacific Shores will allow contingent
buyers for this project? The short answer is YES, but contact me
directly for further details. As always, I will be providing
official updates and will be happy to coordinate appointments for
interested buyers.

You can see the Huntington
Beach Hilton and the Hyatt Resort and
Spa, and both are within walking distance of Pacific
Shores. Contact me with
questions, and check back soon for Update 2!

PACIFIC SHORES ~ A New Home Development in Huntington
Beach, CA, built by Christopher Homes
Feel the cool ocean breeze blowing up from Pacific Coast Highway
into this heavenly 201-Home Gated Community in Huntington Beach,
CA. Orange County, the OC, is famous for its desirable location
and beautiful new homes, and Pacific Shores will be no
exception.
With a location just blocks from the beach, residents of Pacific
Shores will enjoy some of the best weather California and Orange
County have to offer. Situated at the project entry, residents can
relax and enjoy a brand new 2 acre park, which will also be
open to the public. Surrounded by the Bolsa Chica Wetlends, a protected wildlife habitat,
many of the homes will feature open space and ocean views!
Two different neighborhoods will populate the community.
The first is called "The Bungalows", a reference to the Blue Canvas
Bungalows which was the name of the original community to be built
by John Laing Homes on this site. The second is called
"The Villas".
The Bungalows will be two and three story townhomes,
ranging from 1,480 to over 2,500 square feet and consisting of 2 to
5 bedrooms. Many plans will feature a large third floor space
with the option to be used as either a bedroom with a private
bath and loft, or as a super bonus room with more than 500 square
feet.
The Villas will be a collection of attached luxury townhomes,
ranging in size from 3,500 to just under 4,000 square feet and
consisting of 4 to 6 bedrooms. These floor plans feature
bonus room and loft space for entertainment and parties. The
Villas will have generous outdoor patios off their living and
family rooms that will act more like outdoor rooms. The
architectural styles for both home types include Spanish,
Andalusian, Coastal Cottage and Plantation. Both
neighborhoods model homes are currently under construction,
and openings are anticipated in late 2010.
For official updates and announcements, contact me by email or by phone at
714.330.9558. I will be your source for up to the minute progress
reports, and I will be available to work with contingent sellers
who are interested in purchasing one of these amazing and gorgeous
new homes, steps from the Pacific Ocean.

Justin Kurth (First Horizon Home Loans)
Hello All,
With all the changes that have been
going on these past few months I decided not to post to my
blog. I didn't want to add to any of the confusion that was
being spread in the industry, nor did I really know where the
market was going and what timeline we were looking at. Now I
do.
Now has become the time for investors
to make some serious money. The real estate market has
started to reach some incredible lows while at the same time the
finance market is starting to open up. This is a Perfect
Storm. The rise in foreclosures is starting to force bank
asset managers to begin undercutting their numbers in order to
maintain their monthly quotas. This is a good thing for the
average person who has the ability to become an investor.
On a personal note, for those of you
who care. I recently completed another seminar for the Cal
State University system. It was fun, nothing like a room full
of grad students and professors asking you about the market.
I always feel like Im being tested when I do those. The next
Real Estate Investment Seminar for Professionals will be in
December, 2007; just in time for the new year. If you have
not already received the details email me, I'll send them to
you.
Family Life is going well; I recently
begain speaking with a few members of my family that for one reason
or another we lost touch, or track of time, boy do those years fly
by; don't they? Unfortunately, it was because of the death of
my Grandfather, one of the best men I've ever known. If Im
1/2 the man he was...
Well, I have to go. Its been nice
being able to continue my blog again, by all means if anyone needs
more information on the seminar let me know. Im sure you know
how to locate me.
God Bless,
Justin Kurth
