Question: Which of the "we buy for cash" companies operating in So. Calif. have the best reputation? Who would you recommend? (Not interested in "quick sale" realtors)? Who do bankruptcy trustees use to liquidate real estate?

Question: Our realtor has had our property listed for six months. Other than a few newspaper ads there has been no real marketing strategy. Originally priced at $675K, at my urging, the realtor dropped the price to $597K and now $550K. Lots of people have been through twice and three times debating rehab or teardown. Not one offer, and no follow-up from my agent.
One couple has been here multiple times over the past six weeks, have had their architect and landscape architect revise building plans for them, they have sent demolition contractor for estimate, met with builder to discuss plans, and in every way are acting as if the property is already theirs -- BUT NO OFFER HAS BEEN MADE. Our realtor has become personally chummy with them, talks to them every day, participates in these meetings, but is not pushing for an offer or even an indication of buyers' thinking on price.
Meanwhile, prices in our area continue to slide week by week and I feel that the buyers are simply taking their sweet time believing no one else will buy and the longer they wait the more the value goes down. My agent is not pushing as they also want to buy some additional properties here and use her as their agent.
Yesterday I called our agent and asked her to meet so we can prepare a reverse offer. No call back. Called her asst. today and asked for appt. -- not possible. Got a call back later from assistant saying their broker said to just write up what I want and send it over -- without any input or guidance from the realtor (who still hasn't called me). Heck, I don't even know if my agent knows what a reverse offer is!
What are my rights here? If I dive ahead and cobble a reverse offer together on my own, how do I determine appropriate price (she never tells me, when I ask, what price would sell it)? Can I require that the agent transmit this seller's offer to every agent who has brought a potential buyer through in the last six months?
If current listing price is $550K, should the reverse offer reflect a percentage discount or a number in the range of what I would accept?]
Advice, please -- and if anybody sees my agent, would you please remind her that I'm the client?
