Question: I have a question on counter offer and acceptance. I have submitted the offer and seller accepted the initial offer with counter offer. I accepted the counter offer without any new conditions and send it back. The counter offer had box 4 checked stating there were multiple counter offers being made.
Meanwhile my realtor told me that he had a verbal for starting the escrow from selling agent and opened the escrow using the sellers escrow service.
As I do not have written acceptance from seller yet after 3 calendar days ( means he has not signed the box 7 on counter offer),
a) Does it mean the escrow and offer is void ?
b) or this is a standard unofficial operating procedure where seller waits till the end before signing the counter and escrow starts ?
c) As I have accepted the counter from seller without adding any new clause, does it mean that it is binding for seller that he has to follow the original contract and can not back off ?
d) As I am already paying for appraisal and inspection, if seller backs off – can I claim my expenses ?
