Being a life-long resident of the Lake Arrowhead area, I think it is safe to say that I might know a thing or two that the average visitor to the area may not.  One of the things that you probably won't find on any "event calendar" for the mountain is the wild extravaganza that happens every Labor Day weekend (Friday, August 30 through Monday, September 1 this year) throughout the mountain communities.... GARAGE SALE MANIA!!! Well, the quiet finally broke and we had a very busy week in the distressed sale market segments, both the foreclosures and the short sales.More activity was seen with bank-owned properties, with 7 listings going into escrow.  To top that off, there were 12 price reductions and 8 new listings.Short sale inventory added 7 new properties, while there was only one price reduction and one property put into escrow.    Additionally, two listings were withdrawn, usually indicating that they went back to the bank and will show up on "that side of the fence" in the future (unless it is sold at auction).The total number of REO homes is currently at 56 and the total number of short sales is at 54.  Just to figure (and to keep things in perspective), the total number of single family homes current... 08/25/2008

Forty new listings his the market this past week (10 more than the week prior), bring the total inventory in our MLS for single family homes to 1063 units.  We continue to see about 100 homes in escrow, but this last week had almost twice as many properties close escrow (18) than the prior week (10).Days on market took a huge drop - way under 100 days - to 89.1, while the list -to-sale percentage only went down 1% to 95.2%.Should the three pending lakefront sales close escrow successfully, the median sale price for lakefront homes this year will go up significantly - perhaps to exceed 2007's median.... Recently I was contacted by someone asking for more information about the cabin rentals at the Antlers Inn and Resort in Twin Peaks.  I had done a blog post on the restaurant, The Grill, but wasn't even aware that the cabins were available for rental. So, curiosity got the best of me and I hopped in the car and drove up there.  I found a very nice lady cleaning one of the units who agreed to take me around, let me look in a couple of the cabins and snap some photos.  I was so excited that I actually forgot I had my camera and ended-up with only a couple shots. It was a fairly average week on the mountain - 30 new listings makes 1073 the total number of single family homes currently for sale in our multiple listing service.  There are 98 homes in escrow right now and 10 properties successfully closed.  The average days on market for the sold homes was 132.4 days and the average list-to-sale percentage was 96.2% (ranging from 91.0% in the Running Springs communities to 102.7% for the Crestline area).Nothing too exciting...we're still seeing more buyer activity than we've seen in a while and I project that we'll see some price reductions and more new listings as we approach Labor Day Weekend. I have a new favorite restaurant and I wanted to share this delightful news.
