The community of El Paseo in Foothill Ranch is a small gated community, located next to the town center and is very convenient to shopping and restaurants.  This was the first community that replaced the Foothill Ranch Auto Center, with Camden Square Detached homes next.   The first round of homes began selling in late 2015 and to date was just finalized building. So there isn't much sales data out yet.  However, I took a look at transactions that were sold through our local MLS and below are sales figures for this new community.  The community has six floorplans ranging from a 1-Bedroom Carriage Units to a 3-Bedroom 1795 sq.ft townhomes.  Prices started in 2015 between $371,800 for the 1-Bedroom up to about $570,000 for the largest 3 Bedroom model.   El Paseo homeowners who bought in t...

It was a very interesting year in the community of Lake Forest in South Orange County for the high-end real estate market.   Why.. there was a huge increase in the number of sales for high-end homes.  I am classifying high-end home as any home that sold for over $1,000,000.  Now you may think... a million dollars; that really isn't high-end for South Orange County when the most expensive home in Orange County sold for $45,000,000 in Laguna Beach!  But for the community of Lake Forest over $1,000,000 is certainly high-end.  What is more interesting to note the number of sold properties over the $1,000,000 price tag in Lake Forest increased by 60%.  In 2015 18 homes sold over $1,000,000.  In 2016 that number was 44, with 44% of those homes sold in Baker Ranch, i.e. New Construction.  The ...
