Century City Condos 1st Quarter 2013 Market Report

The First Quarter of 2013 is already over and we should take a look at how Century City condos did in that Quarter compared with the last Quarter of 2012.

Together with the Wilshire CorridorCentury City has one of the few concentrated collections of full-service high-rise communities and, unlike the Corridor, gated ones, with grounds on which to walk.

 

So, how did Century City do?

With the exception of Park Placesales were up.  Century Wood‘ sales remained at 1.

Overall, Century City is still a buyers’ market or balanced between buyers and sellers.

If you are interested in renting a condo in Century City, there are currently 32 properties available at a median price of $3,888 a month, the low being $2,350 for a one-bedroom in Century Park East, and $13,500 at The Century (private rental as the property does not offer units for lease).

Century City Condos. How is the Market Doing so Far This Year?

In many areas of Los Angeles the year got off to a slow start in terms of real estate sales and certainly new homes coming on the market.  One of the more desirable neighborhoods is Century City, and last year showed that the market was geared towards sellers. 

Let’s see how the first two months treated the Century City condo market.

Based on sales over the past six months, the Century City condo market is stable with the exception of The Century which favors buyers and Park Place which favors sellers.  Where reported, the median sales price is up except for Century Park East.

Quite a few listings came on the market in January and February, maybe a sign that Century City condo sellers are testing the waters?

Overall Century City condo sales were up in 2012 over the previous year.  Median prices were up in all buildings except Century Woods, Le Parc, and The Century, but only slightly down at The Century.  And apart from The Century, and Century Hill the market is balanced or geared towards sellers.

The Century City condos market is definitely improving.  Sales are up over the same period last year and the first quarter of 2012.   The median price is mostly steady or up slightly and except for The Century and Century Hill, the buildings are in a sellers’ market.  The ?? status means there is not enough information to establish which way those buildings are leaning.

Overall, will low inventory in the area, if you are thinking of selling a Century City condo, now would not be a bad time.
