The buyer was from China, not only did he have a local Chinese Broker who represented him in the Transaction but in addition to it he used the services of a local Attorney who was also Chinese. Keep in mind here in California we have Escrows and we do not need Attorneys to do the closings.
The entire Transaction from Start to finish took 12 days to close. It was an ALL CASH Transaction and Sold for $740,000. Although it seems like a short escrow period, I have been negotiating with the buyer directly for the past eight monthsJ before the Broker and before the Attorney entered into the equationJ
The entire Transaction was done via the internet, nothing was printed or scanned. The entire Transaction was done via DocuSign including the Escrow Instructions! The Seller even had his proceeds wired to his bank. There were only three checks which were Printed : one to the Buyer’s Broker and to my Broker and one to me. This was truly a Virtually Paperless Transaction. Once the transaction coordinator prepares the files will be on CD to the Seller and to me.
