My latest version of a corn chowder with clams... I have been a huge fan of fresh corn and other ingredients to make the Chowder. This time I decided instead of the canned minced clams why not go with the Wild For clam meat version.All I can say is once you switch to this you will never go back to the canned minced clams.You can actually taste the clams, and it was a hit. Tonight's easy dinner, since I had a really challenging day. Some day I might post about it. Just for fun: I do not mind sharing our oranges with the Squirrels what I mind is if they are wasting the oranges.Well, see for yourself.I make fresh squeezed orange juice every other day and Diane I love drinking it. Friday for good Catholic is always fish for dinner... I have grown up as an Altar Boy, Catholic Grammar Schools and Catholic High School. Los Angeles Short Sales- The bank Can No Longer Come After You for the Balance Owed! If you need to short sell your Los Angeles home, now you can do that without worrying that the bank will come after you for the balance due. A short sale is when the owner of a property owes more on the loan than the property can currently be sold for.   Looking for a getaway out of Los Angeles?  Have you ever considered taking the train out of town?  If you can get yourself to Union Station (Downtown Los Angeles), then you can get to other places like Santa Barbara!   I was on a mission recently to "getaway" and discovered what AMTRAK is all about!  The Amtrak train I rode on was the COAST STARLIGHT and it was quite a lovely train! If you're planning a ride, I'd recommend the second level or upper level.  Also, plan on being there a few hours, so wear comfortable clothing, bring your camera and sunglasses and be ready for a really nice trip.  Of course, like any organized travel, there can always be sudden changes to your travel schedule due to unexpected surprises with the mechanical part of the train or traffic, etc.  So remember, ...

Armageddon! Carmageddon! Part One Finished! The After action Report is here. The big hype was very good, Angelinos behaved well and it was like being on another country. The roads and freeways were empty. Some Angelinos took advantage of $4.05 flights to get out of town; others went to Restaurants and paid $4.05 for hamburger meals. There was a lot of creative marketing being done to commemorate the closing of the 405 Freeway. Any residents of Los Angeles and vicinity took my advice and stayed by their pools. Some stayed in their pool homes; others stayed in their Condominium Complex by the pool or went away for the weekend. So this was all good news. I enjoyed watching the empty streets on the news. I know Equator is efficient but sometimes it's nice to have someone else on the phone rather than a program where you never really speak to a human on the other hand. Equator organizes the tasks and process of a short sale. Isn't organized in managing loss mitigation but it misses a more human component when negotiating short sales. Purchasing a property in Los Angeles that is a probate is very easy. The property is listed on the MLS, so your Realtor can help you find what's out there and help you find a good property. You will likely need 10% down to make an offer. There are two types of probates. With court confirmation and without. If it has court confirmation you will need to go to court and it will be subject to over bidding. Over bid amounts are usually 5% above the accepted offer plus $500. Cheap wines under $10, my third post of the series First of all, my point is, if you are a wine connoisseur than you will appreciate this post about cheap, but good red wines.  If you are just a wine snob and base wine on price only than I suggest you might want to reconsider. Price is not the only determiner of good wines. Now with that said. A favorite winery of mine is Murphy Goode. (www.Murhpygoode.com)  they make an outstanding Sauvignon Blank, so armed with this knowledge I ventured into trying their Pinot Noir. On average it took less Time to Foreclose in California, Arizona and Nevada in June 2011, countering what has been a growing trend to extend the foreclosure process. The time to foreclose has increased on a year-over-year basis throughout our coverage area, with the largest increase seen in Nevada where it now takes on average 319 days to foreclose, up from 239 days a year ago. California saw the second most significant increase with the average time to foreclose at 317 days, up from 261 days a year ago. The least change was observed in Washington where the average time to foreclose is 106 days, only slightly higher than the 105 days seen a year ago. If you have a pulse and you are active in the short sale game, you have undoubtedly heard about Bank of America's Cooperative Short Sale Program.  It is hailed as a HAFA-like short sale program without the mucky guidelines of HAFA (like occupancy status?).  An ex-top B of A negotiator, Elena Celestine, who is now their circuit speaker, talked about this program at an event I attended in Los Angeles last week.  She was a gifted speaker, and fun to watch in action.  She scolded agents lightly from time to time for the goofy things we do, and even told the occasional "homeowner" joke.  But one thing was apparent.  She was out of touch.  She said that B of A's Coop program was basically HAFA without the occupancy restrictions.   One problem, HAFA  no longer had the same occupancy restrictio...
