Cycling tours in Morgan Hill and Gilroy, California Here is another great route for cyclists in the Gilroy and Morgan Hill, California area.  We biked 41 miles this morning in just three hours around Gilroy and Morgan Hill.  As usual we left from Concept Cyclery on E. Dunn Avenue in Morgan Hill. This time we headed south on the east side of Morgan Hill and Gilroy then crossed over in San Martin to pick up a few minor hills on the west side of Morgan Hill. At one point we had a brown calf running along with us.  Poor thing seemed lost but as soon as he found a driveway he took that route away from us.  Well, it is better to cycle with a running cow than with dogs chasing you as happens to us very often.  Somehow they seem to be chasing my fellow bikers leaving me alone.   The country sid...

Cycling in Morgan Hill, California. Morgan Hill, California offers bikers some nice routes for all levels of cycling; from beginner to experience and from flat easy country roads to gentle to challenging climbs.  We are training for a nice 100 mile ride in Palm Springs in February 2011 and decided to stick to the country roads without challenging climbs. This 36 mile route is good for beginners to intermediate bikers, fairly flat with only 584 feet of climbing.   We started this ride at Concept Cyclery, a great and beautiful state of the art bike shop specialized in Specialized cycling components and bikes.  The store offers great products and services. As we were starting our ride this morning it was cold, foggy and the roads were wet with lots of fallen leaves.  Not great riding condi...

Maurizio's Italian Restaurant Morgan Hill - California My two favorite Italian restaurants in Morgan Hill are Maurizio's on 25 East 1st Street and Mangia La Pizza located in the old Granary Building on 17500 Depot Street  They are open every day except Sunday. Maurizio Cutrignelli opened his very cozy italian restaurant, Maurizios in 2004 and we just love to visit. The food is spectacular, the ambience is intimate and the service outstanding.  Whenever we have a special occasion we pick one of his three restaurants he opened in downtown Morgan Hill in recent years. Europeans go out to dinner to enjoy a long and leisure evening out.  We tend to go out to dinner to eat and expect the service to be quick.  At Maurizio's the European tradition continues. When visiting Maurizio's you feel li...

Morgan Hill Centennial Recreation Center has outgrown their fitness facility after three years and is expanding. The Centennial Recreation Center on 171 W. Edmundson Ave, in Morgan Hill started the expansion project this week and expects completion by April 2010. This beautiful environmentally green facility has outgrown the fitness facility as is evident at peak hours.  During the summer months the facility is packed all hours of the day and the parking lot is full all the time because of all the many activities offered in the direct area. Thanks to the residents of Morgan Hill who voted to fund the local redevelopment agency in the 1990s the city now has a wonderful parks and recreation program. The Centennial Recreation Center, (also called CRC), Aquatic center and dog park are a d...

Well, it is that time of year again and the latest numbers show that Holiday Lake Estates is finally seeing an increase in activity! In fact, the market has improved enough that I can start reporting these numbers quarterly, instead of every other quarter. Prices have stabilized a bit, but are clearly off from our peak of about $1,100,000 when the market was at its highest. We have managed to sell some properties that had been on the market for a very extended period. Here are all the numbers for the first half of 2009. Would you be happy if someone was willing to give you $720,000? I think most of us would answer, Yes! What if it was an offer on your home? What if you were asking $775,000 for that home? Oh, doesn't sound so inviting anymore.  Well it still should still make you roar! In this market, an offer is just that...an offer. Take time with your agent to review the offer, consider the offer and counter the offer. Your REALTOR is a professional negotiator working on your behalf. Use their talents and expertise in this market to your benefit. I cannot tell you how many sellers I have spoken with recently who "shoulda, woulda, coulda" regarding offers they did not accept on their property. Remember, the market is not in your favor right now. If you have a live buyer willing to buy, push them back ...

As we saw in my previous Investment Property Case Study 3, south Santa Clara County real estate can be purchased for investment purposes and have a positive cash flow from the income received from rent.  Not only will there be a positive cash flow, but there is great potential for gains in equity appreciation.  The home that will be analyzed here is a short sale home in a PUD in Morgan Hill. The property chosen for this case study is 17495 Carriage Lamp Way, Morgan Hill, a 25 year old attached home in a Planned Unit Development with a large park, pool and clubhouse and monthly HOA dues of $300. This is a 4 bedroom, 2.5 bathroom 1797 sq. ft. home on a 3920 sq.ft. lot.  The current list price of this home is $369,500.  This property has been on the market for 92 days and the beginning lis...

El Toro is the famous Morgan Hill landmark seen from most areas in town.  Every spring the Morgan Hill Historical Society sponsors a hike up the 1403 ft. peak.  The hike is correctly described as moderate to difficult due to the very steep portion up towards the top.  Thank goodness for Boy Scout Troop 799 (of which my son used to be a member) who set up ropes the day before the climb every year to aid in climbing the steep portion. This annual climb is the only time that the mountain can be climbed officially as it is private land.  The group of hikers meets at the library and a local geologist, Peter Anderson, gives an interesting talk on how El Toro was formed.  The approximately 200 hikers were rewarded this year with a warm, sunny morning and spectacular views. Hope to see you on t...

If you have seen John Stossels program on 20/20, I wish he would include this. I am so tired of hearing all the hearts & flowers victim storys. Didn't anyone ever hear the saying about "Saving for a rainy day!" I guess I am annoyed because I have always done this. But I haven't heard any mention of the responsible citizens who are not expecting a government hand out but are expected to share the burden for the irresponsible. My mortgage came first, not my big screen TV. I not only paid off my mortgage but paid it off early with extra payments. Although I could afford the Mercedes, I choose the Honda. Instead of buying the Gucci purse, I opted for something stylish but affordable. And I knew I couldn't have it all. I paid off my credit cards each month because I did not run them up to th...

There are currently 19 active listings of single family residences (SFR) located in Morgan Hill, CA on the Multiple Listing Service priced $400,000 and under.  These prices were unheard of in 2005 and 2006, and, while those higher prices are long gone now, they will be back.  Smart buyers are taking this opportunity to purchase their first home or an investment home.  Many of these investment homes are cash-flowing positively due to the low interest rates currently available to investors. A home in a nice east-side Morgan Hill neighborhood came on the market two weeks ago. 1420 Kelly Park Circle is a 3 bedroom/2 bathroom, 1299 sq.ft. home on a 5,227 sq.ft. lot.  This is a bank-owned home (i.e. usually smoother transaction than a short sale.)  The Kelly Park Circle community has an HOA p...

A mixed bag of results for Morgan Hill in January of 2009. For the first time in a long while, we have finally seen the total inventory of homes drop in Morgan Hill. That is great news for a market that has been saturated with homes for a couple of years now. Homes listed in January 2009 was also down from January  of 2008. Believe it or not, sales are up a whopping 125% from the same time last year!  Check out the video presentation for all the details!     Summary Of Homes Sold In Morgan Hill, CA Single Family Residential   Address City Beds Bath DOM CDOM LOE SqFt $/SqFt Lot(SqFt) List Price Age Sale Price   SOLD  1720 Jasper Highlands Dr   Morgan Hill   5   4+  320   320   36   7,175   $320.56   113,691   $2,699,000   11   $2,300,000    15291 Sycamore Dr   Morgan Hill   4   4+  108  ...
