4-2013 Bear Creek Murrieta Market Report Homes for Sale sold

The homes in Bear Creek in Murrieta are lovely estate or mansion homes on a fantastic golf course at the northwest portion of Murrieta.  The golf course includes a clubhouse as well as tennis facitilies.  The market report for these homes shows little movement for some time in terms of these homes selling.

 

HOWEVER, these sales have started to show signs of life!  The three pending home sales are Standard sales and went into escrow or pending status within the last couple of weeks!  We're seeing this market in the midst of a tick up, which is good news for the economy, sellers and housing market.  And, since the other homes on the market include a few that have been on the market for a long time (See the DOM/CDOM column below), there still is a good buying opportunity for buyers to get in at the low end of market prices.

The estate market is trailing behind the starting recovery in the tract home market.  The condos in Bear Creek have to be considered in the higher end market because of their relatively high Homeowner's Association dues: approximately $500/mo which includes golf and tennis in the development.  These homes range from lovely to stunning, with panoramic golf course views, pools, and access to top California schools: Cole Canyon Elementary, Thompson Middle School and Murrieta Valley High School (MVHS).

There were 79 condos and townhomes for sale in Murrieta CA that closed (sold) during the past 90 days with a median home price of $126,000 and a median price-per-square-foot of $101.90, according to the California Regional MLS (Multiple Listing Service).There were 79 condos and townhomes for sale in Murrieta CA that closed (sold) during the past 90 days with a median home price of $126,000 and a median price-per-square-foot of $101.90, according to the California Regional MLS (Multiple Listing Service).

Last month, 80 townhomes and condos for sale closed with a median sales price of $125,500 and a median price-per-square-foot of $98.72. One year ago, 83 townhomes and condos for sale closed with a median sales price of $119,900 and a median price-per-square-foot of $93.68.*

CONDO & TOWNHOME INVENTORY

The last chart shows the trend of Murrieta condo and townhome inventory. Inventory is the number of homes currently listed for sale. When the number of homes listed for sale rises, it puts downward pressure on home prices because of increased supply. In contrast, when the number of homes listed for sale falls, it puts upward pressure on prices due to a smaller supply. The blue ACTIVE line shows the week-to-week fluctuations in home inventory. The red TREND line smoothes the week-to-week fluctuations using a six-week moving average. The TREND line makes it easier to determine the overall inventory trend.This chart shows the trend of Murrieta condo and townhome inventory.
