Pasadena CA Mountain Park Villas

Located in a desirable neighborhood in Northeast Pasadena which
consists primarily of single family homes is the Mountain Park
Villas townhome complex. Built in 1965, the 70
residences at Mountain Park Villas have two or three bedrooms in a
variety of single and multi-level floor plans.
Each residence has an attached garage and a patio

listing service there have been seven sales in the complex in 2012.
They ranged in closed sales price from $305,000 to
$428,000 with an average sales price of $360,643(median $345,500).
All were standard sales with the exception of one short
sale.
In 2011, there were three sales in the complex ranging in price
from $345,000 to $349,000 with an average sales price of
$346,333(median $345,000). The average price per square
in 2011 was $253.91 and $272.06 in 2012.

Pasadena CA -- California Rose Court A Craftsman-Inspired
Community

Built in 1990, California Rose Court is a paired-home community in
Pasadena. From its distinctive entrance to the homes in
the community, the popular Craftsman architectural style is clearly
evident.

the market for sale. It is a bank owned home with three
bedrooms, two-and-one-half baths with approximately 1735 square
feet(largest plan in the development) priced at $589,900.
It should be noted another property will be coming on

This year, there have been eight sales at California Rose Court.
The closed sales prices range from $499,000 to $542,000 with
an average sales price of $518,063 and a median sales price of
$516,500. The average price per square foot for 2012
has been $317.09.
For the entire year 2011, there were six sales as reported by our
local multiple listing service records. The closed sales
prices for 2011 ranged from $527,500 to $545,000 with an average
sales price of $534,667(median $533,750). The averages price
per square foot for 2011 was $332.10.

Pasadena CA - The Groves of Pasadena Condominium
Complex

Located at 1310 East Orange Grove Boulevard, The Groves of Pasadena
is a 58 unit condominium complex. Built in 1982, the complex
at the southwest corner of Orange Grove and Holliston consists of
both one and two level residences with two bedrooms and two or
two-and-one-half baths. Outdoor patio or balconies
enhance the open living spaces where you will find tall ceilings
and interesting windows. Each home features in-unit
laundry connections and a fireplace. Parking is
subterranean accessed off Holliston.
The highly convenient Northeast Pasadena location is convenient to
the 210(Foothill) Freeway and close to both the Allen Avenue and
Lake Avenue Gold Line light rail stations. The Groves
of Pasadena community is a secured entry complex with entries on
both Holliston and Orange Grove. There is a spa and
barbecue area within the complex as well as intimate seating areas
and mature plantings.
There are two single level condos on the market for sale in the
Groves complex as of August 31, 2012 -- of course this is
ever-changing so contact me if you have interest in current
activity. Both are first floor locations. One is a bank
owned condo with two bedrooms, two baths and priced at $294,900.
The other is a corner unit also with two bedrooms, two baths
priced at $349,000. There have been no sales to date in 2012
and there were no sales in the complex in 2011.
In 2010, according to our local multiple listing service, there
were four sales in the complex. Three of the four sales were
the two story townhouse-style plans and they ranged in closed
prices from $380,000 to $405,000. One single level two
bedroom plan sold for $335,000.

Pasadena CA - Welcome to Artisan Square

Located in Northeast Pasadena, Artisan Square is a Mediterranean
inspired community of 52 townhomes built in 2005. The

$394,333(median $380,000). Two of the three closed sales in
2012 have been short sales. The average price per
square foot is $280.21.
For the entire year 2011, there were three sales in Artisan Square
ranging in closed price from $425,000 to $518,000 with an average
sales price of $461,000(median $440,000) and an average price per
square foot of $293.92. One sale in 2011 was a bank
owned and the other two were standard sales.

Los Angeles First Time Home Buyers |Home Vs. Condo-Which
is better?
This is a very common question buyers are faced with now
(especially Los Angeles First Time Home Buyers ).
Often because there seems to be a lot more "bang for the buck" in
square footage and property condition when you compare a
Home Vs. Condo.
One of the toughest pills for buyers to swallow is the HOA Dues
(Home owner associations dues). These fees over the maintenance of
the building/grounds, insurance and most of the time trash and
water.
On the other hand, if your strongly considering buying a
home for sale in Los Angele,
there are also "Home owner dues" but their not called "HOA Dues"
Their called "maintenance costs"! And they don't come in a nice
neat monthly package. They come in the form of: New roof $20K,
Gardner $100 per month, Pool guy $80 per month, and replace this
and that $XXX per month. These expenses can really add up and you
don't have the benefit of the other home owners of a HOA to share
the burden. Let's face it, if the roof is leaking, you got to fix
it now!
With a Town Home or Condo, all of those expenses are divided among
the other home owners so, if you need a new roof, everyone votes
and the burden is shared. It all balances out.
Of course the benefits of buying a house in Los
Angeles are: No shared walls, private backyards, less
restrictions on what you do to the outside of your property and
just a general sense of more privacy.
So whether you are considering purchasing a home or buying a
condo in Los Angeles, the truth is, often times you get more bang
for your buck in a Town Home or Condo (sq ft, design, etc.)
Generally speaking, you will get a smaller, older home in a so-so
area for the same price as a condo or Town Home that is bigger,
more modern and in a nicer area. This of course is a general and
broad statement but typically it is the case.
Home Vs Condo which is better?-Ultimately
Location, budget and space may be your deciding factor but whatever
you choose, it will be home for you and you're gonna love not
paying someon elses mortgage!
