This is a market report for the San Rafael Hills area within the city of Pasadena.   For this report, I am using the following boundaries to define San Rafael Hills:   south of Colorado Boulevard, East of Avenue 64(not including Avenue 64) and the city of Los Angeles will be the Southern and Western borders.   


This highly desirable area is convenient to multiple freeways making the commute to Downtown Los Angeles, the San Gabriel and San Fernando Valleys as well as Los Angeles’ Westside much easier.   Continue east on Colorado Boulevard and you will be in Old Pasadena where a multiple shopping, dining, entertainment, cultural and educational options await.

Homes in the neighborhood include Spanish, Mediterranean, English, Cape Cod, Ranch and most notably Modern.   There are many significant architectural homes in the San Rafael Hills designed by Buff & Hensman, Harwell Harris, Calvin Straub, Craig Ellwood and others.  The Poppy Peak Historic District was established in the area in 2010 to showcase some particularly fine examples of mid-century modern architecture.   The hills offer some outstanding views and the contours of the land have inspired some unique and significant properties.

There are currently seven homes on the market in the San Rafael Hills.  They range in price from $549,000(a two bedroom, two bath home with approximately 967 square feet) to $1,339,000(a five bedroom home with approximately 4300 square feet).   Eight homes are in escrow.


Year-to-date 2012 reflects 34 sales in San Rafael Hills.  The closed transactions range in price from $440,000 to $1,600,000 with an average sales price of $721.065(median $678,000).  The average price per square foot for the year is $416.65.

In 2011, there were 38 sales according to our local multiple listing service.   The sales ranged from $400,000 to $1,250,000 with an average sales price of $765,237(median $749,500).  The average price per square foot for 2011 for San Rafael Hills was $417.57.

Of Special Note this week: For the 2nd week in a row there was a closing, the first 2 week stretch of closing activity since December! This helped bring the inventory down by 2 months worth this past week. Let's hope the sales trend continues, which appears that it just may given that 7 are in escrow. There is a deal among the hills - one on Redwood that is bank owned and just can't seem to sell. If more info is needed contact your agent, the MLS or myself - I'll be glad to help! On another positive note: the hilltop mid-century modern sold for over 103% of it's list price in a massive multiple offer situation - it was indeed a beauty!
