It's still a Buyer's Market for Inland Empire home sales. The Housing and Economic Recovery Act of 2008 signed by President Bush in late July offers encouragement to home buyers to jump into the market now, before rising interest rates rise and seller-financed down payment assistance programs end October 1, 2008. No matter what the market, people will continue to desire to live in Rancho Cucamonga, as it remains one of the most prestigious cities within San Bernardino County. Comparatively speaking, the Rancho Cucamonga housing market continues to post brisk sales.In of June 2008, 142 single family homes and a total of 37 condos/townhomes sold, up 43 from last month.  My overall view of the market is still going slip even though it appears to be getting a little summer stability. There are some Realtors in California (northern and southern) who are having Repo Bus Tours. They meet at 9am, load up their bus with potential Buyers and away they go. Have any of you tried this?  I am not sure of their closing rates?  I'd be curious to hear any feedback you have on this or if you know for a fact that it is working?? I have contemplated doing Repo Seminars instead....where Buyers could come get educated about Repo Homes and the in's and out's of purchasing them and the process, what to expect, etc. I think this will work better for me...but am still staying open. I talked with the gal that I purchase alot of my marketing materials with a few months back and I remember in the conversation, she mentioned, "Todd, you should do some stuff in green...Everyone is going green now!!"... Well, it finally sunk in. Now I have ordered my new notepads in green, light green paper with Kelly Green Imprint colored ink. Also, have contemplated doing my post-it's in green or with alot of green on them. Also, green pens.....You can do everything in GREEN.  LOL It's not only good to be aware of conserving energy, gas, paper (except for the pads!!), but it's also important to be able to market yourself and grow your business.  If you can do this and also be current with a public awareness, more power to you!!

Karen Mansour, fellow member on Active Rain was asking what are people doing....I commented and have copied it into an entry here..... I am:  1) Getting new pads (pick them up tomorrow, "going green with them" ~ green ink on light green paper)  I will be throwing pads with a flyer in a bag to the 10-15 properties surrounding REPO listings, soliciting Buyer activity.  2) Had Tshirts made.....and getting ready to send out about 100 of them to past clients...even some of the ones that I haven't spoken with in a long time.  3) Made bookmarks.  There are 4 different ones and added a photo to each one of them.  3 out of the 4 photos I took myself and put a little blurb about the picture....laminated it, punch a hole witha  hole puncher, tie a ribbon at the top, and will be mailing those out w...

This week, on Wednesday, on the Today Show, watch for inspirational and motivational author and coach, Eli Davidson....she's going to be on TV. We were lucky enough at our local Caravan to have her speak earlier this year. She offers "practical" advice to accomplish your goals, stay focused, remove obstacles...in short, I appreciate the motivational coach that she is and has been for me..... How are your sales in this heat?  Southern California has been getting record heat and I love it....just kind of worried a little that people don't want to be out in the heat. I am thinking to change my "showing hours" and advertise that I show homes when it's cooler...LOL Seriously!!  It's worth a shot.  I think I will call it, "Summer Hours". I actually, for some reason, have brainwashed myself from about 18 years ago, that when it rains, I sell homes.  So now, I guess, it's time for another BRAINWASH. Whatever works... Let's cook up some SUMMER SALES AND STAY MOTIVATED. CHEERS AND HERE'S TO MORE SALES FOR US ALL!!

We were fortunate to have Randall Lewis from Lewis Homes speak to our group yesterday @ WEREP. He said alot of different things....mostly that if you're going to buy, be sure it's a SCREAMING DEAL right now...and that he thought pricing should be dropping a little more still in the future....5-10% were his numbers/figures. Also, if you're a Seller, to drop your price down to where it needs to be in order to sell....if they want to sell, that is. Also, that the gas prices will probably help our area, since people will look for more local jobs to save on gas so unemployment should improve.... Buy a New Home...Builders are UNDER SEIGE....and willing to look @ all offers now. One Builder who was in the audience said they've reduced their prices as much as 50% in places like the High Desert/...
