How Lucky Are We To Sell Homes at the Beach?

As full time realtors we certainly work hard.  There are endless stories of clients that go nowhere, listings that never happen, marathon showings that amount to nothing.  It's likely the same for all of us, but it always strikes me just how lucky I am to be a realtor where I am.  Just like houses.....location, location, location can mean a big difference in real estate. I happen to be fortunate to live and work in a true "destination" area in which people flock to visit, the weather is almost always great and the worst weathe issue we have is that it never rains. This makes for not only a wonderful place to live, but a advantageous place to work.  There's not doubt that realtors in other areas work just as hard as I do,  and with commission percentages basically the same, we're incredibly lucky to be selling homes in a place where median home prices are in the 7 digits. Perhaps the one disadvantage is that along with the increased commissions and home prices certainly comes increased competion.  There are not just an incredible number of licensed realtors we compete against, but many would be (or have been) very successful in just about any other career.  Having said that...in a town like this even one really big home sale can make for a pretty good year. I'm even more fortunate as I've listed and sold a number of oceanfront homes.  While I'd certainly rather spend the weekend at the beach with my family, spending the day meeting buyers while enjoying these views just isn't so bad.  Selling homes like this certainly makes it easy to love what you do.  We're awfully lucky to sell homes in locations like this!

The Beach Cities of Los Angeles continues to be one of the hottest markets for income units in the South Bay area. The demand for 2-4 unit buildings has soared, with developers grabbing up the smaller buildings to replace them with quick profit townhome build outs. Investors are chasing the triplex and fourplex market due to attractive financing. But even the larger complexes are selling too, with sales going over $5 million on a regular basis. As units are replaced by new townhomes, the income property inventory isn't being replaced. Developers and unit owners just aren't putting in more apartments. This is partially due to the current zoning restrictions which encourage less density. Developers also see much better and quicker returns in selling off brand new townhomes instead of collecting rents. Investors saw that even in the market downturn of 2008-2010, the Beach Cities and Redondo Beach property values did much better than other areas in California. This coastal stability is a very attractive feature of Redondo and the South Bay in general. "Under all is land" and in the Beach Cities of the South Bay of Los Angeles the land is very expensive.  If a slice of property is coastal with a view of the Pacific Ocean the value of the dirt soars to dizzying heights.  To offset the price of land, builders will often build townhouses rather than a single family home if local zoning laws allow.  Redondo Beach is no exception.  There are some spacious townhouses with the feel of a single family home scattered throughout Redondo Beach and the surrounding beach cities of Manhattan and Hermosa. Here's a snapshot of the luxury townhouse market for 2014 as of November 13: YTD one Redondo Beach luxury townhome priced over $2,000,000 sold.  The property was located on The Esplanade with direct access to the surf and sand.
