Gorgeous land sold in Emerald Hills, 94062

Don't you just love the name, "Emerald Hills?" This area in unincorporated Redwood City, California, is a unique enclave on the midpeninsula, a mix of small, old cottages and large, newer estates. It abuts Edgewood County Park, renowned in the area for its spring wildflower display, and miles of running/jogging/hiking trails.

On the market only 7 days, three offers were received on this property of approximately 30,000 sq.ft. with an old house on it. It sold over asking and closed in 7 (busy!) days. My buyers will soon be building their dream house and creating family memories to be treasured for a lifetime.

A word of caution to buyers: don't rely on Zillow's "Zestimates." You'll be frustrated over and over again if you do.

For Homes on the San Francisco Peninsula Tuesday is tour day in San Mateo County.  The tour is sponsored by 2 realtor boards, San Mateo County Association of Realtors, and SILVAR, Silicon Valley Association of Realtors.  

The SAMCAR tour for today, January 18, 2011, included 200 residential listings with substantially less homes for sale than on last week’s tour. In Wende’s Home on the San Francisco Peninsula Select Cities it was much the same story.  In Atherton both homes on tour were newly listed, though both had been previously for sale at higher prices without selling in the previous year and are currently offered at  $2,189,000  and $7,995,000 .  In Menlo Park there were a total of 10 single homes and townhouses/condos, 5 of which were new on the market, though 1 of the 5 had shown up briefly in 2010.  The lowest price was $450,000 and highest was $4,750,000.  Portola Valley was without any homes on tour for the second week in a row, and Redwood City only had 17 listings, 6 of which were new, with prices again ranging from $189,900-$2,595,000.  13 properties,  4 of which were first tours, were in San Carlos and priced between $450,000 and $1,199,950.  And there was 1 home open for tour in Woodside, being retoured after almost 11 months on the market and currently priced at $6,495,000.

The standout on today’s tour was located in Emerald Hills, Redwood City at 125 Emerald Estates Court, nd currently listed by John Shroyer, Sotheby’s for $2,595,000.  Previously listed 2 years ago for $2,895,000, the home originally sold in April of 2005 for $3,395,000 when first constructed.  With 6 bedrooms and 7 baths, it offers 5,320 square feet of living on a 36,419 square foot lot and is 2+ stories.  The generously sized rooms include a ample master suite, an additional private suite and an office as well as a formal dining room, separate living room and family room.  The backyard, while terraced, provides level access from the various levels of the home, thereby providing plenty of usable outdoor living space.  With its 3 fireplaces, 3-car garage and cul-de-sac location, this home is an Emerald Hills gem.
