One of my favorite places to have breakfast in the Greater Sacramento Region is not far from my home.  So, when my daughter suggested we meet there this morning, I gladly found my way over to The Village Bistro in quaint and charming Old Fair Oaks Village. 

While the food is always great at The Bistro, the relaxed, unusual atmosphere of Fair Oaks Village is different than any other place for miles around.  Although the time was 9:30 am or so, not a clock on the main drag, or in front of the Bistro registered the correct time.  And, everyone in the vicinity knows the village chickens, which likely outnumber human citizens, run the place.  I caught several enteracting with a sports car driving matador, on this slower paced stretch of Fair Oaks Boulevard, while his red Porsche acted as cape!

Why It Is So Difficult To Rent An Apartment With Pets?

 

As a general contractor in the Sacramento area, I have been doing apartment repairs and improvements for decades. I get to see many of the problems and concern that management Cat in Sacramento Apartment windowand owners are troubled with. One of the downsides of renting an apartment to a pet owner is the damages that tend to occur.

 

Why can’t I have a pet in my apartment?

 

Some properties have chosen to limit the size or eliminated pets altogether, not because they are not animal lovers but because of problems that can occur. This choice has been based on years of experience and financial costs for this decision to be made. It has nothing to do with your pet specifically.

 

What kinds of pet damages can occur in an apartment home? 

 

There are several common kinds of pet damages here are a few:

 

  • Odor – This one is not always so understandable from the tenant point-of-view. Many animals have an odor, the litter box, urine, and even the foods can have a smell that is unpleasant. This odor can last long after the tenants have moved on to a new home. Left with a smell unit, the management and owners have to clean things up; often at great time and expense.

 

  • Noise – Some pets can be loud and very disruptive in an otherwise quiet community. Imagine living next to a large barking dog, locked inside all day when the owners are away. We ran into one situation where a large exotic bird was screeching loudly throughout the day.

 

  • Property Damage – This one can be very extensive and can happen very quickly. Once in a new home, pets will tend to scratch the doors and cabinetry. Many pets will nervously soiling the flooring or aggressively marking their new territory, they can make a mess in a hurry. Such property damage can ruin an otherwise charming unit.

 

Be sure that you are honest about the pets that you have to avoid being in violation of your lease. There are properties that do allow pets and they can be found through some simple searching.

Can I Paint My Wood Cabinets?

 

Painting your cabinets in the kitchen or bathroom can be a great way to revive the room and make an impact on the home’s value. In fact with some experience, you may be able to do it yourself. You do need to do some preparation before you start slapping on the paint.

peeling paint on cabinetsIt is important to start with a paintable surface that will require some scraping, filling, and sanding of the cabinet surface. You want to have a smooth painting surface free of voids and buildups. When completed, all of the surfaces will be a gloss-free, roughened surface. All of the dust will need to be cleaned up and removed.

Once this is completed, apply a coat of quality primer/sealer, this is where you will be getting the adhesive strength. Regular paint will not last in gripping the cabinet surfaces over time. Spend quality time in covering the cabinet with primer. Following the instructions carefully, you may need two coats.

Once this is completely dried, you can begin to apply the final paint colors.

As in most projects around the home, the best results are when you spend time doing a thorough preparation of the area. Shortcuts in the preparation will only lead to a finish product that you may regret starting in the first place.

Of course, this can be done by a qualified painting professional in your area. Be sure to find out exactly what the contractor does in the preparation of the cabinet surfaces before signing a contract.

Fair Oaks CA wild turkeys are brave!

These wild turkeys stop by our front yard twice a day on their rounds.  I have no idea what they find to eat there, but they scratch through the fallen leaves from our magnolia tree and seem to find something.

They don't seem to care if I'm standing with them, and in fact sometimes I have to shoo them away so I can get to my car to leave for a meeting.

This group is two mamas (lighter color) and their adolescent broods.  There are about 25-30 of them between these two moms.  I have no idea if the hens are the actual moms of all of those young ones.  They might just be the teachers taking them out to learn how to fare in the world.

They are brave, since this was taken just a bit before Thanksgiving 2012.  But then they probably know that we are animal lovers at our house and wouldn't dream of harming them.

We have watched them since the "kids" were tiny babies, scurrying after the hens, and the neighborhood thinks of them as "our" turkeys.  The cats don't especially like them, but keep their distance because these birds are a lot bigger than they are.

We do a lot of apartment water damage repair in the Sacramento area, and we get to meet a wide range of tenants living in the apartments. In an apartment community that is largely of Russian decent, the tenants insisted that we eat lunch. They were not going to take no for an answer. They spoke “broken English” at best, so we did not know exactly what it was, but it was tasty. They were very pleased that we sat and ate in their home, that’s just the way some people are I guess.

How many Sacramento General Contractors can you say that about? I hope that you have at least one that you can trust. Someone that will do the job right, charge a fair price, and you feel safe with him in your home. Finding a contractor that you trust can change the whole project for you.

 

Where do I find a contractor that I will trust.


Referrals – Getting a contractor referred from a friend or relative is probably the best way. You know your friends and family and they know you: likes, dislikes, and all the quirks that go along with it. Friends and family won’t just throw out a name of someone unless they honestly felt that the contractor is for you.


Ask a Professional – Insurance agents, Realtors, and architects can be a good start in your search. Professionals who deal with general contractors know which have a good reputation. A fly-by-night contractor would not last long working around those who know about the industry. These professionals can collect the good contractors and weed out the bad – just ask!


Search Online – More and more General contractors are being found online; maybe this is an option for you. By searching online, you get an opportunity to meet the contractor before seeing him in person. Read him testimonials, see photos of the workmanship, does he write as if he knows what he is talking about? All of this can act as a preliminary interview when looking for that contractor that you can trust working on your property.

 

Anything else?

 

Keep it Local – You want a contractor who is close and responsive, has a reputation in the neighborhood, and has an interest in the community.


Check his Status – You can easily check licensing, insurance, past customers, and the Better Business Bureau. You don’t want to find out that you and others have been dealing with someone that’s not up to snuff.


Use common sense – Don’t pay money up front, and verify that the work is being done.


What is your gut feeling? – Do not base your entire decision on a gut feeling, but if it doesn’t feel right keep looking. That feeling can make the difference in choosing the right General Contractor for the job in Sacramento or your local area.
