Here’s How It Works
1. You are about to list a home and realize the seller has no equity and is behind in their payments.
2. We go to your listing appointment with a purchase contract already in hand from Kucan & Clark Partners LLC, our private investor. We offer to buy it!
3. We provide you all of the additional short sale documents needed for the seller to sign & help you get the paperwork to us.
4. We sign a compensation agreement with you for a FULL COMMISSION of the Short Sale Price and listing rights. (Paid by Kucan & Clark Partners LLC)
5. While we negotiate with the lender to take a discount and approve the sale, you LIST the home for resale with Kucan & Clark Partners LLC) and get paid another FULL COMMISSION up to 6%.

Question: We have submitted an offer on a foreclosure home and have not heard any word back. We are beginning to question whether the owner's agent has submitted our offer. We have asked for some form of confirmation, but they won't give anything. We know of other buyers who suspect that their offers were never submitted due to an owner's agent holding out for a higher offer.
Do I have a right to demand, and does the owner's agent have to provide, confirmation that an offer has been submitted to the owner?

Question: Is it true that a person who owns several house (8) and (5) are have mortgages...I can no longer purchase a home?
I would like to buy a house for my daughter in Arizona, (I'm in Calif.) and although I have perfect credit, I'm told that there isn't any bank or lender that will finance me, since I have too many house.
Other than using a hard lender, is there anywhere I can go to get financing?
