San Jose's real estate activity appears to be headed for a slowdown. It will take almost 10 months to sell the current housing inventory in this city. This absorption rate is based on the following data from MLS: • Based on San Jose's 6-month sales history, about 479 homes are sold every month on average. • As of 12/09/10, there are 4,678 homes listed on the market (this includes both pending and actively listed homes). • With a standard of 479 sales per month, it will take 9.8 months to clear out the current inventory of homes. When broken down by area, the absorption rate comes in highest in Alum Rock, with a whopping 14 months worth of housing supply. Pay it Forward--Silicon Valley Turkey Trot Far Exceeded my Earlier Report This is the kind of mistake I like to make, and one that is fun to correct. On Thanksgiving morning the 6th Annual Turkey Trot was held in downtown San Jose. Earlier I heard that $140,000 was raised; however, I'm ecstatic to say the figure is actually over $416,000! Three local charities are the beneficiaries: Second Harvest Food Bank The Children's Health Initiative of Santa Clara County The Housing Trust of Santa Clara County The Silicon Valley Turkey Trot began in 2005 with 1900 registered runners and walkers, and has grown by leaps and bounds to this year's approximately 14,500 actual participants. San Jose Short Sales - Squirrel FactorI’ve heard some people say that a “squirrel is a rat with a furry tail.” I recognize that some people don’t like squirrels and see them as pesky rodents. I personally find them very entertaining and interesting to watch. I certainly would not want a squirrel in my home.
