Before it became known as the birthplace of Orange County, and a well-known Spanish mission in the mid 1770’s, the San Juan Capistrano area was home to a tribe of Native American Indians who spoke a Takic dialect while Indians in the San Luis Rey area spoke Luiseño.Many reports estimate that close to 10,000 Native Americans lived in the San Juan Capistrano at the time.Knowing the length of the journeys between missions in California at the time, Father Serra motivated Captain Rivera and Father Fermin Lasuen to create a mission in San Juan Capistrano to interrupt the long, hard journey between San Gabriel and San Diego.Early Years   After it was officially established as a Spanish Mission, San Juan Capistrano Mission was a productive mission which produced hundreds of thousands of pounds...

Delightfully bossy visitors at San Juan Capistrano Open House I hosted open house Sunday at my nice listing at 31881 Paseo Cielo in San Juan Capistrano. This is the property affectionately known as the big, yellow house.  There was a steady stream of visitors including a repeat visit by a mother and daughter.  They noticed I'd left my car hazard lights on.  I'd turned the hazard lights on when I placed the open house signs and forgot to turn them off.   The mother and daughter insisted I try to start my car to make sure the battery wasn't dead. I said I'd be fine and if I needed a jump I'd call my husband or Auto Club. The mother and daughter were adamant that I try to start my car with them there.  I did.  The battery was dead.  Mother and daughter continued to be delightfully bossy.  ...

This is reblog to a press release released on PR.log on Thursday  BanCorp Properties is re-launching its widely popular buyer’s rebate program in an effort to increase market share in the San Juan Capistrano real estate market. The company believes the market is critical for its continued success in 2015. BanCorp discontinued the buyer’s rebate program in the third quarter of 2014, but feels the timing is right to re-introduce it back into San Juan Capistrano. San Juan Capistrano is found in the southern are of South Orange County. It is one of the oldest cities in California and the community primarily of single-family-residences, with a sprinkling of condominiums and townhomes. The city is bordered by San Clemente to the South, Dana Point to the West and Ladera Ranch to the North. ...

This is a reblog to a press release released on PR.Com on Monday  BanCorp Properties believes that an intensified marketing effort focusing on internet, with a special attention placed on social media could help the company gain more market share in a very competitive San Juan Capistrano housing market. With interest rates continuing to hover at historical lows, the company believes the timing is perfect for an aggressive campaign into the city. San Juan Capistrano is one of smallest of South Orange County’s cities, but it is still a strategic one. Located on the southern edge of the county, in a unique inland | coastal region, BanCorp believes that even though the community is small in comparison to the remainder of the other areas it markets in, it simply can’t ignore the area. Sin...

Jeep's Response? "Too Bad"   I work in an industry where we strive to make our clients happy. When situations come up that we don't anticipate, we don't throw our hands in the air and say "too bad," we work it through. We see this as an opportunity to once again prove our value.  My local Chrysler Jeep dealer seem to see it differently. Over the past decade, I see a trend in our car dealership service departments. It's clear that these areas are profit centers and the changes reflect this attitude. Remember when we sat in a line of cars first thing in the morning to try and get in early. We eventually were met by a man with a clipboard who wrote down our stories of strange noises coming from our engines. Our fears were usually confirmed as the serviceman assured us that it sounded like...

Known for its iconic Cliff Swallows that have repeatedly returned every year on March 19th from migration, San Juan Capistrano is one of the oldest and most well-known cities in Southern California that’s been a major part of our state since the Mission San Juan Capistrano was built in 1776.   Should You Consider Moving To San Juan Capistrano?     If you’ve been planning a Southern California move and want to be close to Orange County’s attractions and businesses, but still be part of a traditional “small town”, San Juan Capistrano is a great place to consider moving to.   San Juan Capistrano is located in Southern Orange County California and has a population of 63,499, but you wouldn’t feel like you’re living in a big city here. Thanks to Spanish Architecture and homes that were built...
