South Lake Tahoe neighborhood home values: Al Tahoe, higher this year than last, 44.4% off our market  high.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for Al Tahoe since 2003.

 Al Tahoe Housing Values :
Home values this year to date are 2.1% higher than they were for all of 2010, but here's the terrific news for home buyers who may be interested in taking advantage of better prices, and historic low interest rates: Al Tahoe home values are 44.5% lower than they were at our market high in 2006.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Al Tahoe median sold price is $8,500, or 3.1% higher.

 Al Tahoe Housing Demand :

The chart above indicates housing demand, or the number of homes sold in Al Tahoe by year since 2003.

What we think was encouraging about 2010 demand is it was higher than any other year since the market high in 2005.

Al Tahoe neighborhood, South Lake Tahoe, CA: Final 2010 Real Estate Listings Activity.

Al Tahoe is one of South Lake Tahoe’s most desirable neighborhoods. It is also one of the oldest.

Among the neighborhood’s features is its lakefront location, wide open meadows, stunning Lake Tahoe and High Sierra Mountain views, sunny public beaches, tall trees and a lakeside park amid an alpine forest setting.

With about 900 homes, Al Tahoe always has a variety of attractive housing choices… that spans the range of South Lake Tahoe residential real estate. Here, market entry, mid market and high end properties can be found.

There are lake front homes, new remodels, some new construction… and small cabins in original, old Lake Tahoe condition, many of which represent significant updating and value increasing opportunities.

We've been working on adding a video to this site, but have been unsuccessful as yet. To see a video of the Al Tahoe neighborhood, click on the link highlighted below.

This is the prototype, and we've been working on figuring out how to best do and manage this for most of the summer. We hope this Al Tahoe mini-movie helps to better understand and appreciate this wonderful South Lake Tahoe neighborhood.

We also hope you might now better understand one of the things we're working on to become an even better South Lake Tahoe information resource. And yes, there is more coming.

We’re doing a lot of work in each South Lake Tahoe neighborhood right now. This is one of the various outcomes that will spring from these efforts.

Much of this work involves additions to our image libraries. We’re doing one neighborhood at a time, and this new addition to the online resources we provide is meant to work in concert with the extensive neighborhood updates we have been doing for the last three years.
