Real Estate Q. I own two homes in sacramento and dont live in either. I bought the first house as a primary residence by myself 5 years ago and only lived in it 7 months. It has been a rental since. I owe $146,000 and I estimate it is worth $100,000 now. Then my wife and I bought our second home 4 years 3 months ago and lived in it until january 2012. I owe $256,000 and estimate it is worth between $240,000-$260,000. The renters in the first home just moved out and they trashed the place and I just dont have the time and money to keep fixing it up for a loss. We want to keep the second home because both my wife and I are on it and it is in a nicer area. My question is can I short sale the $147,000 home and still get forgiven on my dept? Can I claim insolvent and how does the process work. I have a credit score of 810 and would like to protect it as much as possible.

The reason I’m posting on here is I’m hoping you guys might help me come up with ideas on how to solicit and build relationships with my local realtors. I was hoping you might share any experiences you’ve had with tradesman you’ve been impressed with. Any bright ideas you’ve seen I might be able to use to help me get my foot in the door.
I’m also looking for ideas on how to serve you guys better once I get you calling me. You know, why do you call the guys you call over and over again??? Why do you stop calling others? What are the patterns you see?
Please feel free to tell me about your frustrations with tradesmen you’ve worked with too…
Or if you’ve ever found yourself thinking anything like “I just wish he’d do this or that”??? Would you share those thought with me….
If I walked into your office and introduced myself, what kinds of thoughts would be running through your mind about me? What kinds of questions or fears should I be addressing?

Real Estate Q. We are looking to purchase a home out of the area as soon as we sell our current home. The housing market where we are selling is hot now so we expect a quick sale. Because of this, we really don't want to list our home until we have found another home we like.
Our question is around the ethics of searching for a home in 2 different counties (about 2 hours apart). We are retired and currently flexible about where we relocate. We would prefer to buy in county A, but there isn't much on the market. We also like county B, should there be nothing available we like in county A.
What are the ethics around using two different realtors from two different, distant counties to search for a home? We'd ideally like to have 3-4 homes lined up that we like so we are immediately ready to make an offer once we sell our home. We have just started the looking process and have not signed a buyer's agreement with either realtor.

Real Estate Q. I was a Realtor last year and still have a valid RE license. My girlfriend wants to buy a home. I am not interesting in paying Realtor fees (i.e. signing up with the board, paying for zipforms, etc) just to help my girlfriend out. What can I do when writing an offer? I don't want to represent myself as a Realtor but at the same time, I would like the commission reduced off the cost of the house (I'm not taking any pay). Is the best thing to do just have her represent herself with my advice off the record, or write up an offer as if I am an agent with no Realtor affiliation? Thanks for your help

Real Estate Q. I live in CA and in 30+ days into escrow. My fiance is in the US on a fiance visa, and we need to get married within 90 days. The 90th day is in a week and my escrow still hasn't closed. I ran into several issues during financing but it should be resolved, didn't know it will take this long. My friends advise that I can't change my single status before I actually close, will I run into issues if I get married before I close on the house? My fiance will need to leave the country if we don't get married by the 90th day. This is in California by the way, please advise.

Real Estate Q. About six weeks ago we put an offer on a short sale home in southern CA for 375,000 dollars. Houses in the same neighborhood have sold from 375,000 to 445,000 The owner has a jumbo loan with wells fargo on the house for over 600,000 dollars. There is also two liens on the house. We are also trying to sell our current home to be able to afford the down payment on the house. This home is really the only home that we have found that we want to buy otherwise were happy staying where we are at. The listing agent who is selling the short sale is also the agent we are using to sell our house. My question is: is it possible to make the shortsale work? How long will it take?
Every time we ask our agent about it he says there is no new information, and he is just waiting to hear back from the bank on approval of our offer. We are scared he is not telling us that the short sale is not possible so he can sell our house. And then will be stuck to buy another home anyways.
