Real Estate Q. Good Evening My family and I are really interested in a home for sale that we found on a local real estate site. We are not quite in the position to buy as we are getting our credit affairs in order. We project about 1 year to have things just right. The home we found would be the one we would consider buying. To convey the idea to rent the home (lease to own option perhaps?) until we are in the position to buy, who can/should i ask? The homeowner outright or go through their agent?

Real Estate Q. Any Denver-Boulder area brokers who can help me? I'm an independent and solo broker in Boulder working the commission rebate niche along the Front Range, similar to Redfin. I refund part of my commission to "easy" buyers for whom a purchase is imminent. My buyers typically only need to see 1 to 5 homes because they are so focused. That being said, they still need to see homes, mostly in the Metro area, and I occasionally need help with showings. Will pay a flat fee per showing. That's need #1. #2: As you can imagine, I get calls from buyers that are not a good fit for my model. If my interview reveals they really don't know exactly what they want and/or they may need to see dozens of homes, I currently turn them away. If there are any full service brokers with referral programs, I'd love to hear the details. Lastly, need #3: I only work on the buy-side, and I tend to attract consumers looking for a discounted commission. I'd love to have a relationship with a broker in the limited services or discount arena that I could refer sellers to. Please indicate which of the 3 needs we might talk about in any reply. Thanks! Real Estate Q. have a lead on a house that is being auctioned in a few weeks. It is not listed for sale: any ideas on how to gain access to the home to show to buyers? Also, is there a way to find out total debt owed (HOA past dues, lawyer fees, etc). I don't want to call the bank with these questions, as I think that will alert them that there is interest in the property and the Opening Bid will be higher based on that interest....Does that make sense? Thanks

Real Estate Q. Helllo and Thank You for answering my question. I just moved from out of state to Colorado and rented a house. Paid for the year upfront for a better lease rate. The plumbing is backed up as of yesterday which was Sunday. Told the Porperty Manager about the issue and stated cannot wait as I cannot flush toilets in the home or water starts coming up in the basement. He told me for gods sake go take a pee somewhere else, and that it cant be fixed in five min. He promised someone out last night between 6 and 7 pm. Which was fine. No one showed, the property manger phoned me to see if it was fixed and said well call him whenever its fixed!! As a tenant what do you recommend I do? Apparently to him its not an issue? Whats the time frame in the state of Colorado to fix such an issue?Thank You

Real Estate Q. How can I find out what property (swimming pool, common area, land, etc.) a condominium association owns? I know that the individual owners own their own individual areas but what does the actual HOA own? Who owns the common areas, the land, the pool, etc... ? Thank you!
