Market News - Saddle Rock Ridge Aurora CO - 4th Quarter 2012

Saddle Rock Ridge Aurora CO  is a neighborhood in SE Aurora comprised of over 2,000 single family homes built 1997 - 2003 by several different builders.    With over 23 acres of open space of winding trails, parks and playgrounds you will find homes in nine diverse neighborhoods that are richly distinguished.   

Housing in Saddle Rock Ridge in Aurora is popular with it's location close to Southlands Mall with lots of retail options and restaurants, easy access to E-470, DIA, but also located within the acclaimed Cherry Creek School District.    4th Quarter sales remained strong and showed an increase over 2011's sales.

Distressed sales show  a decrease over last year's closed sales, all good news.   2011 4th quarter sales showed 5 short sales and 10 bank owned properties.   2012 4th quarter sales showed 6 short sales and only 2 bank owned properties.

Today's snapshot of active listings in Saddle Rock Ridge Aurora  shows only 7 active listings ranging from $230,000 to $274,900.    There are 18 under contract, and 6 in pending status.   Inventory is very low, and homes are going quickly!
