Vallagio, at the southern end of the Denver Tech Center has been one of the bright shining new developments over the past five years. Located off the 3rd and 4th fairways of the Inverness Hotel and Golf club, Vallagio is not your typical new home community, as a matter of fact that is exactly why Vallagio and other TODs or Transit-Oriented Developments are still very popular despite the major downturn in new construction during this past economic re-tooling. Vallagio, is located just east of I-25 on Dry Creek in the heart of Inverness. What makes Vallagio unique and ever so popular is the different styles of living space coupled with the convenience of walking to light rail, night spots, shopping, restaurants etc. One could literally live without owning a car in this wonderful development. Vallagio has over 42,000 square feet of inline retail space as well as an additional three pads for free standing retail space.
Vallagio initially offered, condos priced from the low $200Ks, Row houses from the mid $400Ks, lofts from the upper $300Ks and golf villas that will line the first and second Fairways of Inverness Golf Club starting around $1M. Vallagio is just about to open up a new section of golf villas and they should be as popular as the initial offering. If you are looking for a low maintenance lifestyle, with the convenience of walking to light rail and many other amenities this could be the place for you. Sure there are other condo communities available, and other townhome communities available, but I have yet to see a community that offers as much as Vallagio offers without having to travel to a five star resort community. Did I mention that this is just a 1-3 minute light rail ride into the heart of the Denver tech Center, perfect for the busy executive. Oh yeah, lets not forget the golf, Inverness Golf Club is a semi-private 7026 yard par 70 course that winds its way through the many businesses and residences that are familiar to the area.
With gas prices in a much higher range and more and more homeowners looking for maintenance free lifestyle, these car optional communities are really making sense. Imagine walking to work, walking to the movies, walking to shopping, hopping on the light rail to go to a Broncos or Rockies or Avalanche or Nuggets game or the Buell theater and not worrying about parking or fighting the crowds to get home. Imagine wanting to enjoy a glass of wine or two at dinner not worrying about driving home.

I enjoy helping agents to find their niche! Not sure how? I am happy to help.
A good agent will "Dance to his customers Music" but a great agent will "Write the Music that attracts the clients he is best suited to work with"
If you are a new agent and finding the road more difficult than you thought, please send me a note and I would be happy to help.
