The latest results from the Case-Shiller Home price indices show that Denver is the TOP PERFORMING area of the 20 cities studied. The Denver Housing market showed a 1.5 percent gain, from May to June, to lead the way! The Rocky Mountain News reported, The Denver area showed a 1.5 percent gain in that period. Boston, with a 1.2 percent increase, was the only other metropolitan area to show an increase. The average percentage change in that one-month period was a loss of 0.5 percent for all 20 cities, and a loss of 0.6 percent for 10 of them. Denver and Boston have shown three consecutive months of positive returns. The long term outlook for rates in the Denver Real Estate market, is so unstable it is tough to predict what we may be in for.  The US Dollar has strengthened lately, oil prices are coming down (which is good, but stability is more important)  I’m still worried that the price is too easily manipulated, and that it can go up, just as easy as it did for the previous few months. Now for the mortgage market.  There is volatility, and that makes for uneasy buyer’s.  Rates have been swinging up and down lately.  So if you are in the process of getting a loan, make sure you find a comfortable point, and LOCK IN! The Housing and Economic Recovery Act of 2008, includes many positives for homebuyer’s.  None greater than the $7500 in Tax Credits for First Time Buyer’s. Here’s the Lowdown. Any property, including condo’s and co-op’s, that will be used as a principal residence are eligible. Tax liability for the year of purchase is reduced by 10% of the cost of the purchase.  Not to exceed $7500. Full amount of credit is available to individuals with AGI of no more than $75,000 ($150,000 for joint returns.)  Credit phases out above the caps. Must be a FIRST TIME HOMEBUYER.  Meaning, you can not have owned a principle residence in the 3 previous years. Every resident is invited to attend a fabulous, FREE event, celebrating those who live in Greenwood Village.  Starting at 2pm and running until 10pm this is a big party!  Specifically planned to make sure the whole family enjoys themselves, the day includes events, activities, games and food! Highlands Ranch is a census-recognized area located in Douglas County, Colorado, just 12 miles south of Denver along C-470. . The population was 70,931 as of the 2000 census. Decorating your home to fit your lifestyle, and decorating your home to sell are VERY different! You may have displays of treasured collections, items you have picked up on your travels, or family memorabilia. There are two reasons to pack it all away when you put your home on the market. What the heck is that you may ask?   Snow? No, its June.  (Which doesn't mean it can't snow in Colorado in June.  But it is not snow).   Dust from your camera?    No, although it may look like it. It is a photo of me pointing my camera to the sky in my own back yard.    I live in Highlands Ranch near the High Line Canal.   The High Line Canal runs through the area with a wonderful bike trail along it.  It is lined with Cottonwood Trees.  Every year, in early June for about 10 - 14 days the seedlings from the Cottonwood trees blow throughout the area.  It almost looks like its snowing in June at times if the wind is strong enough.   Summer is here.   Homes along the Highline Canal are available in Littleton, Highlands Ranch, Centennial, Greenwood Village, Cherry Hills Village and into De... 06/14/2008
