Market Reports & Sales Trends - Centennial, Littleton, Greenwood Village Homes Sales & Real Estate - April 2008 In this Denver suburban area - homes for sale inventory (single family homes) has risen form last month as has homes sold and even pending sales has slightly risen.  Condos and townhomes in the area are a bit more level as March - althgouh sales have increased slightly.  There are definitely still some areas and neighborhoods that are doing better than others and I suspect we will see this trend continue through the summer months ahead. The rate of foreclosures seems to be linked to a little bit of Mortgage Fraud. Well, I'll be darned. Who'd of thunk it? Colorado has ranked in the Top 10 (or bottom 10, depending on your level of cynacism) for foreclosures during many of the past 5 years. Not coincidentally, the Centennial State has been in the Top 10 for Mortgage Fraud, over much of the same time. Why is this? Maybe Colorado is full of dishonest people, home of the swindler? No, the real truth lies in the fact that Colorado was only one of two states (Alaska being the other) that had ZERO regulation over the mortgage industry. Recently, this has changed. Big Picture (Covering the Entire Metro Denver Area) The figures are for single family residential properties only, and do NOT include Condos, Land or Commercial data. Total Closings for the Month: 3,353, Down 3.4% from 2007, Up 12% from previous month. Average Days on Market: 103, Down 4.6% from 2007, Down 5.5% from previous month. Active Listings: 20,477, Down 2.1% from 2007, Up 3% from previous month. Average Sold Price: $267,259, Down 17.1% from 2007, Down 2.7% from previous month. An article from the Denver Business Journal, reports that on May 7, the Everest Development Co. will hold a public grand opening for the first units at its high-end The Landmark condominium towers in Greenwood Village.  Construction on the 15-acre project started in 2005 and was a finalist for the NAHB's 2007 community of the year award for its product type.  Included in the project's $160 million first phase is 2 condo towers with a total of 250 units, plus a 168,000-square-foot retail center called The Village Shops at The Landmark.  According to the Regional Transportation District's 2007 transit-oriented development report, The Village Shops is scheduled to be completed this year.  The Brownstones, a second phase of the project, is slated to include 160 townhomes and 10 single-famil...

Great question when your talking about many things, but today it's the perfect description for the weather in Denver.  I've read other posts around the rain about the wild weather swings in certain parts of the country.  And, the phrase "If you don't like the weather in [name of your town, city, state, here], just stick around a few minutes, and it will change"  is used often.The fact is there are few places in the world where it is more true the the Front Range of Colorado.  Yesterday, in Denver, it was 80+ degrees, this afternoon, it was in the 30's and we will have 3-5 inches of snow on the ground by tomorrow morning!  Additionally, it is supposed to be back in the 70's within 72 hours!You can see photos taken from my the inside of my car, showing the temps at around 5pm yesterday, a...

Last year I posted a list of idea for Mother's Day Dining Out in the Denver area.  I have been asked, especially by those that have recently moved to Denver, if I am going to post something this year as well.  I was actually surprised, not really realizing as many people were reading my blog.  Here is the link to last year's post about it, as the restaurants I noted there would still be great picks. Here are a few more suggestions.
