This is a question that has little to do with the number of listings you have or the broker model you work for...it is about what you... as a Realtor are willing to do to best serve your clients! We looked at all the different zones that effect a home listing and its days on market, the price, the marketing, the home itself (location, layout, cleanliness, etc...), Internet presence, and type of brokerage (big name, medium sized firm, small or boutique). This is what I have determined: 1. The price: Many agents make mistakes in this area...either pricing too high, too low, or missing special price points. You must use the best available comps for the home you are selling. Use what a home is Worth TODAY not a year ago into consideration! The Westridge Pointe Neighborhood - Highlands Ranch Homes The Westridge Pointe Neighborhood in Highlands Ranch is located on the west side of Highlands Ranch, also known as Westridge. Dates Friday, December 3, 2010 at 8 p.m. Saturday, December 4, 2010 at 6 p.m. Location Downtown Denver, starting in front of Civic Center Park and the City & County Building on Bannock Street at 14th Avenue. If you live in Highlands Ranch or looking for something to do on 12/3 - head over to Town Center in Highlands Ranch for the Hometown Holiday celebration. It looks like this wonderful weather is going to hold on in the Denver area - so it should be a great night for an outdoor holiday kick off.  The tree will be lit at 5pm and the festivities will continue throughout the evening.  Santa will even be there until 7:30. There's always a variety of food vendors and entertainment for the whole family and entertainment as well. I took these photos a few years ago at Highlands Ranch Town Center as the tree arrived.  I wasn't fortunate enough to catch its arrival this year but I'm guessing it was similar.   Real Estate Market Statistics Highlands Ranch Colorado October 2010 The market in what the Colorado MLS defines as DHL, Douglas - Highlands Ranch - Lone Tree for October 2010 continued to lag behind 2009 figures. The number of Residential homes that closed in October 2010 was down 18.5% over the same time period in '09.  Year to date closed sales are down 4.6% at this point.  The number of active listings has stayed fairly even increasing 4.6% in 2010.  It's nice to see the average sold price is up 3.7% when the reports are the average sold price in other regions is down significantly. Condominium sales continue to struggle.  The number of closed sales was down 40.9% in 2010 over 2009 figures.  Year to date that number is down 6%.  The average days on market in October 2010 was 80.6% ... 12/01/2010
