Getting Your Ridgefield, CT. Home SOLD
Marvin Beninson Greater Danbury/Ridgefield, Connecticut (Keller Williams Realty)

Getting Your Ridgefield, CT. Home SOLD. Over my 27 years in Real Estate I have heard the same question over and over again. How do I get my home to go from FOR SALE to SOLD? It is indeed the basic question in Real Estate and no matter the market the fundamentals are still the same. To go about Getting Your Ridgefield, CT. home SOLD you need to consider four factors. These factors are location, condition, pricing and commission.

LOCATION     Not too much that you can do to offset a challenging location. You can't move it----usually. However, you may need to make a pricing concession to offset it. For example: a 2400 square foot colonial on a quiet Turner Hill cul-de-sac might sell between $450,000- $550,000 while the same home on Route 7 might sell for $350,000-$400,000.

CONDITION   There are some very basic rules concerning condition.

 1. THE EXTERIOR---The grass must be cut and trees and shrubs trimmed. There should be a breathing area of about two feet between the house and any trees and/or shrubs. The walkway to the house should be free of grass and needs to be level to avoid a tripping hazard.. The front door needs to be freshly painted and in top condition.

2.INTERIOR---All excess furniture should be removed in order to make each room more comfortable and spacious. Personal pictures should be replaced with pictures that enhance the decor and blend in. Closets should be cleaned out to make them look more spacious. Counters should be clutter free and basements and garages should also be clutter free and easy to walk through. A home stager can be hired to go through each room with you to put it in showing condition. Some teams like ours at http://www.TheBeninsonAssociates.com offer a complimentary home staging as part of our listing package.

PRICE Everything starts with a proper market analysis from a competent and experienced Realtor. Our team, The Beninson Associates, offer more than fifty years of combined experience in the Danbury market. A typical market analysis should include at least three comparable properties that are currently available within close proximity to your home that you wish to sell. There should also be three recent sales of properties that are comparable to yours and again, within close proximity. There usually will also be recent homes that are currently under deposit as this gives a better idea of what is currently desirable in today's market. Our team, The Beninson Associates, also perform an absorption rate analysis that will give our homeowners an up to the minute idea of the current supply of homes in their price range, how many of these homes are selling each month and therefore how many months that can expect their home to take in order to sell. When armed with this information, the homeowner can stategically price the home according to how motivated they are and how much time they can allow for their home to be on the market  In a declining market, like the one that we are currently experiencing, TIME IS MONEY!!!

COMMISSION With such a large supply of homes on the market only so many homes can be shown at any one appointment. Sometimes it is advisable to offer more raspberries(commission) than your competition is offering in order to bring your home to the top of the showing pile. In conclusion, in order to go about Getting Your Ridgefield, CT Home SOLD you need to start with an experienced Realtor who will discuss how the correct combination of Location, condition, price and commission can get your home sold in any market.
