Today we closed on a 2 bedroom ranch style condo in Heritage Village. Although this is not an uncommon condo in Heritage Village, a complex with over 2,600 units, what made it special was that the unit was under contract in 10 days. Some units in Heritage Village can sit on the market for months.

As we walked away from the complex, even the seller’s lawyer had to stop and congratulate us on our sale, even thought this wasn’t that big a unit. The seller was very gracious and let it be known that it was the agent’s advice that got it sold.

The recipe was very simple:

·         Clean out excess furniture

·         Repair items that have been overlooked

·         Give the condo a clean paint job

·         Shampoo the carpets

·         Price the condo equivalent to the last sale of similar size

·         Make it available for showings

The inspections were without surprises. The buyers were very happy, and the seller was ecstatic.

Many of the units have garages located within close proximity of the condos. As they are advertised as an Active Adult complex, there are numerous facilities and activities to help avoid boredom.

• There is a library
• several pools, with the main pool being Olympic size and heated
• There's a health Club
• An activities Center
• A woodworking center
• Several restaurants from a sandwich shop to 5 star quality.

There are 2 golf courses within the Heritage Village community. The private Heritage Village Country Club is a Championship caliber golf course, having hosted the Nabisco Dinah Shore LPGA Golf Tournament for many years. Many of the condos that border the golf course have spectacular views, but are far enough away to maintain privacy.

 The semi-private Pomperaug Golf course is less challenging but equally as pleasant to play.

The Olive Tree Restaurant at the Heritage Village Country Club is a full facility restaurant and does allow non members access.

The Meeting House Inn, located within the complex is also a highly rated restaurant, and was once the family home of noted pianist and comedian, Victor Borge.

There are 13 different styles of condos to select from in Heritage Village. The start with a 1 bedroom model with over 900 square feet of living space; 11 2 bedroom models with various configurations, and a 3 bedroom style condo for those that want the feel of a home, yet the convenience of no maintenance.
