The big race, Pepsi 400 is over, crazy traffic disappeared, hotels' employees are swamped with cleaning all those vacated units, stores are counting change... Daytona is returning to normal summer vacation activities. The event was badly needed, it helped local businesses, local vendors. For a monent we thought people will not come because of the gas prices, but hotels were all booked and some overbooked. People called to make last minute reservations and there were no rooms available. This is very good news. The next big event is Biketoberfest coming in October, a 4 day event.   Effective July 1st, 2008 a real estate licensee who wants to act as a transaction broker isn't required to provide a transaction broker notice to a customer before or at the time of entering into a listing agreement for representation or before showing property.  Florida Statute Section 475.278 (2)(b) was amended in 2003 to provide that this transaction broker disclosure requirements would expire July 1, 2008.  Expired..interesting words describing the law! The presumption of transaction brokerage itself is not changing.    The obligation to provide a transaction broker notice to a customer involved in a residential sale is no longer a requirement.  For CENTURY 21 Sundance Realty we will continue using until the information is made readily available to the consumer.  There has not be...

Races in Daytona over 4th of July Weekend Here they come, the boys of NASCAR are in town for the 4th of July race. 400 Miles of super speedway racing on Saturday night, followed by a sensational firewords display. The races can be exciting for fans, but a pain in the neck for others. If you don't need to be in Daytona Beach, especially around International Blvd., stay away. There are races on Thursday, Friday and Saturday night. The races start around 8:00 pm, but traffic builds up hours earlier and after the race is a mess. Gates open at 9:00 am on Thursday, noon on Friday, and 2:00 pm on Saturday. Until 5 years ago we considered it a nicer property and liked to bring our customers there. Then the property started slowly deteriorating, management and maintenance going down the hill. They did not have luck with the management company, three companies within the last 4 years made a big dent in trust between the onwers and the management. Daytona Beach Resort 2700 N Atlantic Ave, Daytona Beach, FL 32118. Daytona Beach Resort is one of the largest condo-hotels in the area, if not the largest with its 322 studios and one-bedroom units. Property that took the longest to convert. If I remember correctly, they started converting in 1999, and they still have a few dozen units unsold. This is one of the nicest condo-hotels in appearance. Very nice and presentable. 35 units for sale on MLS as of June 8, 2008. Prices start from $65K for a city view studio, $89,500 for a nice ocean view studio, and all the way up to $279,000 for a 640 sf direct oceanfront true one bedroom. Since January 1 6 units were sold. Sales of Daytona Beach Condos Fall in May We just completed our Daytona Beach Real Estate Sales Report for May 2008. We see that sales have improved over the last two months. April sales were up 27% over March, and May sales came in at 2.9% of April. However, we did see one alarming thing in the data for May - condos sales dropped from 58 in April to 37 in May. Now this is a one month drop and doesn't indicate a trend, but it is against the recent historical trends. Daytona Beach condo sales have been averaging 19-20% of sales. Basically one condo sells for every four homes. It's been that way for over a year (19.2%). For this year condos sales are right at 20%. People moving to Florida often complain that the taxes are high. At least the majority of them. Then there are always people who say it is low compared to their place, so we are not the cheapest, but not the most expensive. However, we need to keep in mind that the State needs money and they get it one way or another. So, if something is much cheaper in other places, the State has the way to get that money imposing some other fees or taxes. People, who come from the Carolinas brag about their very low property tax, but do they really pay less than in Florida?
