   This post was writen in response to Real Estate Agent Michelle Way of Jackson , MS " Short Sales ". I just had too much to discuss on the suggestion from a Loan Originator that a Real Estate Agent is the one who orders the appraisal in a short sale. I never heard of this in Southwest Florida in Fort Myers or Cape Coral                     Laguna Lakes     Even if the seller is willing to pay for the appraisal it does not mean that the bank's appraisal will be the same. I think that this Loan Originator is just trying to pass the buck to someone else.A s if the sellers are not hurting enough!I have been involved with short sales which went quite fast.The acceptance to the offer was done in 3 weeks or less. Just as the prices on houses have fallen, rental prices, too, are lower.  However, whether or not to rent or buy should depend only upon two factors: Most obvious:  Banks have tightened their belts.  Do you have the credit and income necessary to obtain a mortgage? How long do you plan to stay in the area?  If you plan to reside in your present community for an extended time period or permanently, then buying is the way to go.  Below is one of my rentals in the San Carlos Park area of Fort Myers.  It is a 3 bedroom/2 bath home.  There is a fireplace in the livingroom.  There is also a screened lanai and fenced yard.  The flooring consists of tiles in the livingroom, kitchen and baths and wood in the bedrooms.  Also, a 2 car garage.

There was a rumor floating around the last few weeks, that the Boston Red Sox were going to change their spring training home from Fort Myers to Sarasota.  As I lived in Massachusetts for several years and my wife is from the Salem area of Massachusetts, I have become a big Red Sox fan over the past few years, even the lean years when it looked like they were never going to win it all.  If this rumor was true, not only it be personally disappionting for me, but the City of Fort Myers, Lee County, would most certainly lose significant revenue.  The Red Sox have become a big ticket item, partifually since their winning the World Series in 2004 and then again last year. I told my wife the night before that we had to visit three properties in San Carlos Park the next day, not just her rental. She does rental management. I had two new listings to inspect and install lockboxes. San Carlos Park is a an area of Fort Myers, Lee County, located between central Fort Myers and Estero and Bonita Springs. I checked in on her at a little past 11:00 pm. She was painting(a portrait, not the house) and on the TV was the rock group, R.E.M. being featured on Austin City Limits on the PBS station.       The last weekend in May 2008 sure was a nice one for Southwest Florida. The humidity was low and the sun was shining bright. Saturday my partner & I went out in his boat for a little fun on the water. Being on or around water can be extremely relaxing in addition to just being a load of fun. Glenn, his wife and I went out into the Gulf of Mexico for a little bobbing around. We then pulled achor and went back behind Fort Myers Beach for some calmer water and dropped anchor again.   While at anchor we had a little visitor swim by. Fort Myers Real Estate Prices have gone through some downward changes over the past twelve months.  Coupled with this pricing change in homes, condos, and land has been a decrease in consumer mortgage rates.  Mortgage rates are almost back to late 2005 levels.
