Question: I have an investment property (rented) in Hillsborough county and needles to say, upside down. I know the property will never be worth what I owe on it (about 350% upside down) and don't know whether I should attempt a loan mod or short sale. I'm not in default nor late but my income has drastically been reduced this year and cannot continue all these expenses. The loan mod only keeps me in a bad situation that I can never sell and the short sale will have negative effect on my credit but gives me my life back. I'm leaning towards the short sale since a loan mod will only cost me more money and prolong the agony. If I attempt a short sale, are there qualified agents that will have a ready market for selling my property and can also help me negotiate decent terms with the lender? (Namely, no deficiency judgment or recourse). How long should the process take with the right agent negotiating with my lender and finding a buyer? I'm aware that a 100C must be dealt with. Please, any experienced specialists, I value your advice. Steve

Question: I was living in Miami in 2007 and we sold our house and at the closing the agent explained to us that they are with holding $200.00 for the water bill and will be returned when the last payment is made. We made the payment and here we are going on 2 years and they keep putting it off and I email them and they say they will pay and nothing.
