Mortgage Accelerator Programs.... As a Mortgage Broker in South Florida (Palm Beach Gardens) I have been bombarded by phone calls, E - Mails and direct Mail about how I can make money off my clients by selling or pushing these type of programs. Now I have done the numbers and this not a post about whether they work or they don't but this is the reality of them.  These programs are based off of Home Equity Line of Credit (HELOC).  In Florida, the reality is their is not a Lender out their offering these products! PERIOD!!.. Florida is labeled as a Declining Market and to achieve a First Mortgage is an accomplishment let alone finding one that will be in 2nd position.  Ok. Spring Baseball & T-Ball is Back in Palm Beach GardensThis past fall was my son's first season in Fall T-Ball in the Palm Beach GardensLeague. I also volunteered as a his coach. In the end I really don't know who had more fun my son or myself.  Watching these young boys and girls 5-6 year old coming to practice week in and week out starting from not even being able to catch a ball to being able to actually being able to hit coach pitch baseballs.  By the end of the season we really had a great positive experience.  When it was time to sign up for Spring Baseball the League was in need of Mangers and I received a promotion from Coach to Manager.  (Wow, Only in America)After attending the Managers meeting I really learned a lot more of the in's and out's of how the League works.  The city... 01/22/2008

     It is a fantastic time to buy a home in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County with prices and sales volume continuing to decline as we enter 2008.  More homes are still coming on the market and fewer are sold, creating a large inventory in just about every price range.     This is not good news for home sellers hoping to reap large profits at the closing table.  But it puts buyers in a great position.  While 2007 year end sales and price figures are not yet available for Palm Beach County, the most recent statistics from the Florida Association of Realtors shows sales volume down 13 percent and prices down seven percent when comparing November 2007 to November 2006.      There is an increasing number of homes being sold in foreclosure, in short sales ... 01/21/2008
