It's that time of the year again! Our neighbors from points
north and beyond are arriving in droves. Many are here to escape
the cold - those long grey, dark, freezing winters! Our climate,
even at this time of the year is downright balmy. Yesterday,
despite being somewhat rainy, it was still warm enough to wear
shorts.
Many of our temporary residents are arriving at an opportune
time. There hasn't been a better time to buy real estate in years.
And pool homes are no exception! Buying a home, and then building a
pool is an option. A typical, though modest, pool will set you back
about $22,000. But, buying a pool home in today's environment will
cost you about $10,000 more than the comparable non-pool home! What
a steal!
As a year round Deep Creek resident, I enjoy my pool year round.
And no, it isn't heated! But a plunge sure feels good after a brisk
early-morning run through the avenues and boulevards of Deep
Creek.
And heating options are not that expensive. DIY options exist
for a couple of hundred dollars, and a professionally installed
solar heater will cost you a couple of grand!

September is typically a quite month in our beautiful community
of Deep Creek - a suburb of Punta Gorda - Florida.
During September there were 18 closed transactions.
Single family homes accounted for 13 of these sales and were
priced from $82,900 to $315,000. The average sale price was
$140,000. This price may have been skewed slightly because of the
single 'higher-priced' home.
Condos made up 3 of the sales in September. The average list
price was $62,000 and the average sales price was $44,700. This
demonstrates clearly that the market is still severely depressed
and favors buyers. In one of the transactions, a condo priced in
the low $40's actually sold for a tad over $20,000! A stunning buy
for some lucky buyer.
What to take away from all this. Bargains abound. Some buyers
are still paying too much. Every now and then we see a buyer pay
too much for the home and start wondering if they had an agent who
was looking out for them!

Deep Creek Florida Real Estate is a compelling buy! And not just
because the economy is in the tank. Deep Creek is in the sweet spot
- located midway between Fort Myers to the south and Sarasota to
the north. It has always been the ideal bedroom community for
commuters to either of these two cities.
So where is Deep Creek exactly? Located in southwest Florida's
Charlotte County, just to the north of the Peace river and east of
Interstate 75 as it heads north to Tampa and points beyond, Deep
Creek is close to the metro Port Charlotte facilities. With an
abundance of shopping, dining, entertainment and medical facilities
- yet close enough to rural Florida - Deep Creek offers a
fulfilling lifestyle. The quaint village of Punta Gorda is just
across the Peace river bridge to the south.
There is a Mark McCumber designed golf course located wholly
within the confines of Deep Creek. Across the county, of course,
are numerous other golf courses
which will meet about every budget. And in neighboring Lake Suzy is
the spectacular Kingsway golf course.
Deep Creek Florida Real Estate features an abundance of housing
choices - spacious single family homes on large lots, many with
pools and lanais, compact condo complexes, many with either lake or
golf course frontage. From the huge Heritage Lakes development to
small four-plexes, the choices are many. The common theme
throughout Deep Creek is one of space! Wide and expansive
greenbelts bring a country feel to the area. The abundance of
birds, rabbits and even Bobcats, will satisfy the most ardent lover
of wildlife. The proximity to the Peace River will satisfy the
sportsman who enjoys fishing or boating. Our neighboring community
of Harbor Heights provides many beautiful riverfront homes to those
fortunate enough to own them. Harbour Heights has somewhat more
relaxed Deed restictions than Deep Creek, which makes it attractive
to some!
Deep Creek, along with most of Florida, is suffering somewhat
from the general economic malaise that grips our country. This
provides a compelling reason to buy a home in Deep Creek as a
retirement, investment or second home. There will probably never be
a better time to buy in this fantastic area and bargains
abound.
Deep Creek is also a
great area to raise a family and the school choices are good and
getting better. Elementary school kids can attend the Deep Creek
Elementary School, located in the southern part of the community,
and within biking or walking distance for a good part of the
community. Punta Gorda Middle School is now housed in a brand-new
facility (courtesy of Hurricane Charley which flattened it and
Charlotte High) just adjacent to the newly completed Charlotte
High. For parents (and kids) who place a premium on higher
education, the Charlotte County campus of Edison State College is
located just west of the High School/Middle School complex. What's
more important is that Edison has started a collegiate high school
where a select few students can earn their associate degrees, while
completing their high school graduation requirements. It's truly a
groundbreaking development for our litle community.

It's a busy time for Short Sale specialists in our area. Our MLS
area encompasses Punta Gorda, Port Charlotte and North Port
Florida. Charlotte County Florida encompasses the majority of the
area with North Port falling into southern Sarasota county. We also
serve Lake Suzy in southern Desoto county.
This part of Florida has certainly seen it's share of short
sales. Although we're not as bad as some parts of the country like
Las Vegas, it certainly is not a good time if you are a homeowner
who purchased in the 2003-2007 time frame. Almost universally these
buyers have seen their home's value decline precipiously.
On the other hand buyers are seeing values which haven't been
seen in a decade.
Dealing with sellers in this market is difficult. One has to be
sensitive to the trauma they feel when you broach the subject of a
Short Sale. Many have the attitude that they'd rather see the home
go to foreclosure than see somebody else benefit from their
distress.
Understandable? Certainly! Logical? Certainly not.
I try to persuade my sellers to move on. Moving on from a
stressful emotional situation can be cathartic, hopeful and
reaffirming. If you've been struggling to make a mortgage payment
of $2,000 a month, the notion of renting for $800 seems fairly
attractive. You'll have money left over for some of the fun things
in life. Maybe you did lose a bundle, but the removal of a giant
unmanageable mortgage is not a bad thing. Most experts agree that
the market recovery is years away. So, if you can qualify for a
mortgage within the next two to three years, you'll be able to
actually afford the next home you buy.
In this respect, a Short Sale can almost be considered a
do-over!
The recovery from a Short Sale is also substantially less
difficult than the recovery from a Foreclosure. A foreclosure will
certainly damage your credit for much longer than a short sale. You
more than likely will be precluded from buying a new home
(qualifying for a mortgage) for between 7 and 10 years.
So, put the trauma behind you, and move on with your life. A
Short Sale can be a fresh start in life!
