Question: How can you determine the price of a vacant lot? Let me explain my situation, i am an inspiring wholesaler and i already have a buyer who has own contracting business and is intrested in purchasing vacant lots to build 3/3 townhomes mainly to rent to college students. I'm in school in Tallahsee, and if you are unfamiliar with this city, it is definetly a college town. It consist of three major univ. I have located a property close to one of the universities. It is 1.5 acre with 7 lots, and the asking price is 700,000. this sounds a bit steep but it is a great location. i figure if he builds a townhouse on each lot ( the average price for a brand new 3/3 townhomes is 150,000) his projected value would be over 1 million dollars. It is for sale buy owner and that price is definetly negotiable. How can i deterimine the best offer price which will be appealing to my buyer yet profitable for me?
