Real Estate Q. How do you secure your position in a real estate deal? I contacted a wholesaler about a property listing that did not provide the complete address. In turn was asked to provide earnest money and sign an assignment agreement BEFORE specific address info would be provided. Apparently, this broker has been undercut by unethical investors that check out the property and then contact the seller directly to negotiate. I get the point, but really, there has got to be a better way. What methods do you use to secure your position?

Real Estate Q. my ex husb & I were awarded 1/2 ea ownership in over 70+ac. quarry. we could only list and sell after getting a 3rd appraisal when we were over $100,000 apart in asking price. My attny refused to allow me to pledge my 1/2 as collateral when i wanted to buy a housee in 2008. In Feb., 2009, my ex signed over all rights to me. He did not disclose that he pledged 1/2 interest to his best friend for a mere $20,000. I agreed to pay his friend $20K in 2011 IF I WAS FINANCIALLY ABLE. My attny & mediator asurred me Worst Case Senerio would be to proved I was not in contgempt of court by not paying then .. My ex claimed he had a right to firexclkoae on entire 1/2 interest in land. He put entire tract in his name. We were each to pay 1/2 property taxes 2007, 2008 & pro rate 2009. He claims now he paid $20K to his best friend in summer 2011 to assign and transfer the right to that land to him RATHER THAN pay off a debt that WAS HIS. tHE TAXES WERENT PAID Lst year and it went to courthouse for sale but I paid 30 min prior to. There is some lwgL CORRUPTION INVOLVED B UT i NEED TO KNOW IF HE COULD PLEDGE ENTIRE 1/2 THAT HIS ATTNY WROTW IN SETTLEMENT WAs worth $500,000? Real Estate Q. Has anyone ever performed a BPO for a company called Five Brothers, Default Management Solutions, www.fivebrms.com? It appears to be a preservations company and they are wanting me to perform a BPO order. What's bothering me is their requesting my credentials (license & W9) prior to giving me further info to create a login. I've been performing orders since 2006 and I've never had this experience before. I've always been allowed to login into the company's site, create a login and then either upload or fax my credentials. Any thoughts?
