Is your home or listing making the buyers short list? That "short list" is serious business.  Buyers are absolutely using the Internet to narrow their search for their next home. How can you help make that "short list?" Ensure the location of your home stands out.  Buyers will narrow their search based on location first. Next, ensure the price of your home is clearly visible. Once buyers narrow their search based on the location(s) they're interested in, they will next narrow it further by looking at the price of the home. Load the listing up with beautiful pictures.  Listings with one photo or worse yet, no photos,  will NOT help you sell your home. Buyers will no doubt be looking for homes with pictures that show the exterior as well as the interior. P.S. I sure wish this women didn'...

Draft on Taft  May 22, 2010 3-10PM at 10th and Charles Allen/ Taft Streets -- Midtown Atlanta You gotta love how the little things turn into great big wonderful things! And Draft on Taft would be a shining example of that. Take some neighborhoods guys back in 2000 that decide to throw a little party on their street corner, 10th and Taft, just across from Piedmont Park in Atlanta. They have lots of friends as about 300 people showed up. It was quickly realized they were onto something and the guys figured this would be a good way to give back to their community. And so a non-profit organization, Draft on Taft, was formed with its mission to be an organization of friends dedicated to raising funds for worthy causes. 2010 proves to be no different as Draft on Taft selects Bert's Big Adven...

I had the pleasure of attending the Canine for a Cause Fashion Show, sponsored by P.A.W.S. Atlanta no-kill animal shelter this past week. I'll write more about the event later.....   Meet Sherman! He repeatedly asked me, " I'm cute! Don't you want to take me home?" To which I replied, somewhat heartbroken, "No, I can't right now." Sherman is a Saint Bernard mix, so he will be a big boy when he grows up! If you'd like to give Sherman a good home, contact P.A.W.S. Atlanta 770-593-1155

Home Staging Atlanta Let's start with the picture first so that you'll see exactly what I mean.    Yes, the exterior matches the interior.      While I took over 30 pictures, I suspect that the only room that will be recognizable (after we've worked our magic) is this one of the formal living room as the fireplace is staying.     But, no worries, Home Staging Atlanta's premier home staging company, Georgia Interior Solutions has partnered with an Atlanta investor to rock the Atlanta market. We're on our 9th home. With his renovations, combined with my staging, we've never had a home sit longer on the market than 2 weeks. To see more of our before and after pictures of the homes we've staged, click on our Atlanta Home Staging Portfolio.   How will I help this Atlanta investor?    Define ...

Find An Atlanta Georgia Home You Like AND  We Will Show it To You OK, but how do you find a home you like?  Where can you look and how reliable is the info? Zillow: Lots of information from lots of sources.  Lots of it is not current!  You may be looking at a listing that expired or sold six months ago.  Not all homes are listed here. Trulia: Info is not updated regularly and the listing info does not include all homes on the market.   Same problems as Zillow. AJC: Ha Ha Ha Ha.  Too funny to even comment. Skip this one. Search Atlanta Georgia Homes: Real time info from the First Multiple Listing Service in Atlanta Georgia.  Sponsored by Sally English and The English Team at RE/MAX Executives.  Set up a search and the service will notify you by email when a new listing comes on the marke...

Zillow Estimates Not Cutting It in My Neighborhoods I get a lot of calls and emails from people in my neighborhood who have visited the Zillow website.  These folks have used Zillow's  feature that gives a home value estimate for a specific home.  Basically, the people who call me have obtained a Zillow Estimate of their home value and it is low, real low. Naturally, they are concerned because the value is less than they expected and they are usually thinking about making some kind of move.  Maybe they are thinking about re-financing or they are considering a move or maybe they just want to know what their home is worth after all the turbulence in the market place. My first response is "relax, the Zillow computer is probably wrong".  Zillow is good at compiling data and also allows publ...

Home Staging Atlanta - Project Heritage "Project Heritage." It's what the sellers call their home that's been vacant and on the market for a while. Despite the new flooring they just laid, the sellers believed that they needed to make the home more "visually appealing." In addition, when left vacant, the room appeared much smaller. Here are the before and after pictures of the living room.  I emailed the after photos (as I always do) to the homeowners and they made the comment that it looks so enticing that they may want to move back in.        Heading out soon for two new home staging appointments in Atlanta, Georgia.  We're super busy and I wouldn't have it any other way!

The S&P Case-Shiller Index just came out with their latest numbers.  They are a few months back so this is for homes sold through February 2010.  Atlanta is back to its lows that we saw back in February 2009. The good thing is that Atlanta is almost back to where it was in the year 2000.  That's 10 years of no appreciation.  In order to just catch up with the government stated inflation rate, home prices would have to rise by about 25%. Of all the 20 metro areas covered by Case-Shiller, only Detroit, Cleveland and Las Vegas have lower index values.  For the money, I think that Atlanta is the best value.  A great metropolitan area with the potential for major job growth.  No disrespect to Cleveland, but if you had a choice between Cleveland and Atlanta, I think most people would pick Atl...

Atlanta Home Staging Testimonial Last night, just prior to shutting down the computer, I received a message from a homeowner that the house we just home staged in Grant Park is now under contract. Suffice it to say, I went to bed happy.  Little did I know, I'd wake up to other great news. Another home, one we home staged on March 29th in Atlanta, also went under contract. Here's the testimonial I just received this morning: After having our house on the market for eight months, we were thoroughly frustrated.  Our agent suggested having the house professionally staged.  After a great deal of research and talking with many people, we decided to call Kathy Nielsen.  Kathy met us at the house and explained why the current furniture did not help to illuminate the most lovely features of our ...

How Many Home Stagers Does It Take To Screw In A Light Bulb?     Answer:  One. And from now on, this home stager in Atlanta Georgia is going to be providing them for any home we stage as part of our home staging service, at no additional charge.  Here's why. Yesterday, we staged a beautiful home just off Roswell Road in Atlanta. When the staging was completed, I went thru the entire home and turned on all the lights as I wanted  the pictures to come out looking great. Lo and behold, there were 6 light fixtures that needed to be replaced. Fortunately, I had 6 extra light bulbs with me.  From now on, I'll have a case of them on hand. Here's my philosophy - I want to give the buyers every reason to buy and not a single reason not to.   Sure, a light bulb working or not working isn't going ...

Kirkwood Atlanta Homes for Sale - Real Estate Market Statistics in Kirkwood Atlanta Surprisingly, the first quarter of 2010 did not start out on a high note - on a national level and in our neighborhood.  Even with the historically low interest rates and tax incentives for repeat and first time home buyers, the Kirkwood Atlanta home sales were down almost 30% compared to the first quarter of 2008 and 2009.  Why?  Experts are blaming the sales decline on Mother Nature.  With the poor weather conditions in January and February and the increased number of foreclosures and short sales, homes took 142 days to sell in 1st quarter (compared to 64 days in 2009). 1st Quarter of.... 2008 2009 2010 Homes Sold 23 24 17 Average Sale Price $238,665 $209,882 $181,361 List to Sales Price % 95.8% 93.5% ...
